We are looking at handover in Feb/Mar and due to installing our own oven and cooktop I need to organise our interim and final occupation certificate. Does anyone know what this means I need to organise. Who do I get this through etc??? I drove around our neighbourhood and others are done in single pieces. I am concerned mostly by the gaps and how the weathering will effect it long term. Rawson has pis..ed me off in every stage. Totally misguided me about the prices of upgrades since tender stage. They are now ripping off my pocket for every upgrade. I think rawson is good for someone who goes with the standard house with no changes or no upgrades. Simple examples - builders like wisdom, AG Gardeners can do upgrades of staircase, square set cornice etc, in half the price of rawson. If you ask about price justification, they will just say "this is our price". Can you imagine they have charged me 16k for stormwater for putting few pipes around the house. My friend is building with Wisdom with similar upgrades about 5 squares bigger house with final price 30k less than mine, we have started the process same time, his one is already frame complete. I don't want to complain any more, just looking forward to a good construction. As they say, everything is good if the end is good. I started tender at the same time as you, it's been slow but not quite that slow The only cost I've found to be a bit eyebrow-raising was an extra $10k for another 200mm cut. Things like cabinetry etc I actually got independent quotes for, and they were within a few dollars of what Rawson had quoted us. I hope your build is smooth sailing. Some examples of there over-priced items: Staircase with Vic Ash with standard baluster(with polish) - $12,200, Wisdom charged $6500 for same upgrade. Square set cornice for 2/3 or ground floor of about 140sqm - $3200, Wisdom charged $2200 for whole ground floor of 160sqm. Any small changes in vanity design with standard handle - $500-800. Kitchen Island upgrade from 40mm(included) to match Benham display - $7000 Aircon upgrade from 14KW to 16KW - $3500 when the actual diff in price of these 2 units is about $600 Aircon Zone controller with skyfi - $2100, when other builders are charging $900-$1100 Apart from that: Storm water - 16,000 for only storm water pipes, wisdom charged 9,000 Material handling - 5000 - I have no freaking idea why this is for as we are on a quiet street front, wisdom charged 1000 Traffic control - 10,000 (PA), for a quiet street, wisdom charged 3000. Apart from kitchen appliances, their so called Lux has so basic items, we had to upgrade all of them, e.g. LUX includes the lowest quality ceasarstone, lowest quality floor tiles, lowest quality polytec, lowest quality brick, we have paid high price for upgrading those. I had to take out floor tile, and driveway because of high quote, so I will have to do it myself. Rawson has one strategy to maximize their profit - Increase price of upgrades, decrease price of credit, than what was indicated during Tender and other stages. I am only happy with electrical appointment, and prices were reasonable. Why I am comparing with Wisdom, because my close friend is building with wisdom KDR in same locality. I am just looking for a good construction, if that is not the case I will not spare Rawson in public forums and social media forums. They gave me $2000 flat price for GF Square Set Cornice at Tender, I didn't include, during color selection they again told me it's 2000 for whole floor, then the estimate came 3 weeks after color selection, and I was shocked to see major item prices were increased, Square cornice became 4000, then I changed it for 2/3 of the GF for 3200. They increased staircase from 4000, then 7000 then to 12,200. I am tired of asking them "why the price is high now". Estimation team could not give me any valid reason and he said "that was estimation, this is real price". My DA is approved now more than 10 days, color selection is done more than 35 days, variation is still not prepared fully. I feel like I am trapped, do I have a choice? Anyway, thanks for your concern. Good to see so many people in the forum has good experience with Rawson, I think I am the unlucky guy, time will tell. It really depends on who you get. Our sales consultant told us that if we have any problems we can raise the issue up to him and he can let his manager know and do something about it. Maybe speak to your sales consultant and confirm with him/her the prices as they have a list of "the real price" at their office. not sure all but he might be able to help you? Rawson have been pretty reasonable with many of our changes like swapping the laundry and powder room for no extra cost because they're both wet rooms whereas many builder would charge for that kind of thing. I don't want to list prices because I know for a fact they're not going to be the same just because you're building a similar home with the same builder let alone a different builder but compared to Mojo the upgrade prices are much better. I do admit though that the admin period is pretty slow but that is the case for most of the busy builders out there today. The block next door to us is building with a competitor, and when they did the site scrape and found that the developers put a heap of mulch on the block, the owners are now responsible for its removal. Rawson was bemused when they did our scrape and figured out how much mulch there was, but its removal is included in the site costs, so we don't have to do a thing! Would it be better for us to do this post handover? What do we need to check in the plan to ensure it will not be a big hassle doing this post handover? Thanks Fee121. That is what I'm concern about. It does sound steep. But the difficulty / trouble it might cause by doing it after handover might be greater than the upgrade price being offered. Another option (and the one we went with) was to have Rawson wire up the downlights but not install them. I think the cost of wire and install was around $150 a downlight? I think the wire only was $80 each. Still not cheap but we plan on having an electrician come in after and just supply and install the lights. May or may not come out on top but we were willing to give it a go. We also couldn’t decide on warm or cool LEDs so this gave us more time to consider. We aren’t up to that stage in the build so I can’t really confirm whether this is a better option.
