We deleted the pillar that supports the stacker doors, they need to put a huge steel beam in instead so this is costing us $4800. We ended up making quite a few modifications//upgrades, our biggest expense was extending the alfresco out, and bringing it around to behind the family room so that it covers the entire back of the house ($11,660). The sales consultants guestimations took us from $309,900 base price to $380,000. How long does it take for the tender to come back? Re: Rawson Homes - General Thread 502Apr 17, 2018 10:27 am Hi, Whenever we made a change, it can be 14 days before they get something back to you, this is pretty standard so bear that in mind going forward if you have any sort of strict timeline. Think about things like this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Where we have put a window in our pantry (a solid one) just to provide extra light (we're not in yet hence why it's dirty). This is on the 'shallow' side to our house right against the fence and we'll probably put a bush in front to do a little privacy/light in. To cost that at your stage is nothing. Also, when you get to colours, definitely go to the 'brick showrooms' so you can see the houses in real light, or, (depending on if you are near Kellyville) drive round the showhomes/new estates and find out what bricks they are. You'll be surprised how accommodating people are if you knock on their doors and ask them about their house. I did it a few times. DEFINITELY do this for garage doors if you are going to match to your front door, we've got a huge problem with ours now it's full size as it's far too 'red/brown' compared to our door. The swatches give you an idea of what it'll be but my tip is to spend the time to get it right. The tile showroom is pretty good too as they have decent sized tiles to compare rather that a 50mm swatch. Also, maybe think about skylights, it sounds like a luxury but it's such a quick and easy addition to add natural light. You can throw electric lighting in as much as you want but natural light will always win in my eyes. i wish I'd done this in our bathroom rather than having to solely rely on electric lighting, maybe we'll add this later. I know I mentioned before about wiring, make sure to include outdoor stuff as well (if you are going to have a pool - 20Amp is needed), lighting (strips/uplights around the outside of the house. even if you just get it wired now, you only then have to attach to it later (and save a lot of hassle). What we've done is get a light/dark sensor installed so that the 4 lights at the front come on/go off automatically. I met with the electrician on site and asked him his suggestions and was very accommodating. The SS don't really seem to mind, the electrician moved/suggested what we do and we worked together so I was really pleased with his work on that and I just paid him at the time. As far as the possiblity of moving a wall now, I have no idea - it would depend on the structure of the plane, if it was load bearing, what your SS is like etc. I hope it turns out well for you in the end. Out of interest what house you building and what room. One of us may well have the same design and can give some first hand experience. I have a Kempsey 28 and our family room shows as more or less 4mx4m though in practice because of the need to provide a space to walk through to the alfresco it is closer to 4x3. That’s enough for 1x3 seat lounge and 1x2.5 seat lounge on two sides, TV unit on 3rd, open on 4th and a coffee table in the middle. A bit worry to me though several of my friends told me the same done on their site when they built their house. Is it something industry standard to use foam under concrete nowadays? ! I already have provisioned $5000 for Electrical and another $5000 flooring/tiling but just want to see what others have done in these areas as well as the internal selections. Thank you. Gist of it was, it’s completely personal on what you do. If your happy with everything standard such as one bayonet fitting for the lights then you will save there. We are building a 42 sq home and our electrical alone is around the 15k and that’s not anything special and not a thousand downlights. Flooring should be included so unless you pick an upgraded tile or board you won’t pay more. Floor to ceiling tiling in baths is very expensive. . Our non standard inclusion cost is around 25k but that includes a fireplace. So add electrical on top of that. G’day, we allocated $10K for electrical and it was pretty accurate for our two storey house - however we also sourced our lights/fans on our own (not through Rawson) so it would’ve been more like $15K if we did it all through them. This was for downlight/fan provisions, data points and power points. Around 60 downlights overall. The tiling appointment added around $6K. This included upgraded tiles, matching coloured grout and tiling to the ceiling in the ensuite only. The standard tile range is a bit depressing so we felt that was money well spent. We upgraded to the higher end timber laminate flooring which was around $1.5K extra from memory. We are building the Edge. Hope this helps. LED strip lighting under kitchen bench $1100: Tiles Appointment. from memory only really upgraded the edging. $7150: Electrical 22 extra downlights (had 12 inculded) in wall stair lights dimmers 2 way and 3 way switching out door powerpoint 3 extra TV points 18 Data points 28 extra power points. extra light circut extra power circut. deleted standard exhaust fans. added prewiring for exhause fans 2 extra junction boxes we installed our exhaust fans, ceiling fans, and external lighting after handover. I know they use dulux colours in all their displays but they made us choose a similar Taubmans colour. Even in their Look Book for their displays they've called out Taubmans paint colours rather than the dulux colours.
