I am building a slightly modified Avoca 26 design. Just wanted to reach out to see if anyone else has built this design and what facade they went with. I have chosen the Vogue facade, but have differing feedback from Rawson about 'what' that actually is (e.g. render, brick, weatherboard, combo, etc.). The 'artists impression' version on the website depicts rendered finish to the front, but my pre-construction plans indicate that its selected face brick. Or perhaps someone can tell me where I might be able to see an Avoca built so that I can get a look. Sadly, they don't have that design as a display anywhere. Any feedback from anyone would be great! The contract states marketing material isn't part of the contract. So if there is something missing you think should be in there, make sure its on your plan and also tender/selections, otherwise you will have trouble having it included. If it says face brick, thats what it will be, unless you get it corrected or raised as a variation. Your choice of bricks could also significantly add to the cost. So yes, it could be expensive to go full brick. I'd suggest picking a brick that the colour goes most of the way through, so if there are chips its not a noticeable. If you pick a glazed one they charge crazy prices as they expect they'll have to throw a lot of chipped ones away. They should give you a cost on it so you can decide if its worth it. If changing to bricks will become too expensive, then, I will have no option than to go cladding which is what I'm being offered in the house and land package. I think some estates might also have conditions on the street look and you can only pick from the pre approved styles? If they did give you an option to change, they'd might price it to discourage you. From resale perspective, is a house built with cladding of lesser value than a house built with brick. Had my plan presentation this week (they all seem pretty slammed at the moment with the builders stimulus). I want to change my ensuite/WIR layout - so to fit within the footprint already set out for them, but for improved flow & would achieve wallspace for a towel rail (current design that went through tender has nowhere to do this - a miss on my part as much as theirs). Salesperson said walls, internals can be altered at plan presentation - indeed, I'm moving my main bedroom wall (shared with walk in storage) to make the main bed 4m x 4m. Moving a bedroom door, installing some cavity sliders and infilling an opening for this, etc. They have come back to say 'ensuite changes should have been done at tender, so... no. No change allowed'. Not happy, Jan. What are my options? Also, I got offered choice of one bath tub for main bathroom. I'm not happy with the depth. Too bad, they said, that's all that is allowed. I asked about sourcing /upgrading to another bath - can I source my own? Etc. Nope. That's it. That's the bath you get. Does this sound right? There were other arguments /inconsistenties, mistakes they've made etc., and still waiting on written confirmation that they will amend these things. I've file noted or discussions for my own reference, but that was Tuesday, it's now Friday and I haven't heard a peep from them. It hasn't been a good start to the process Our plan presentation confirmation email from Rawson had a bunch of instructions, one of which was that we should come prepared with any non structural plan changes we wanted. We moved a number of internal walls, changed room sizes, adjusted the layout of all the bathrooms (shower room, ensuite, main bathroom) and changed the front facade... just to name the main changes. By the time we finished there were over 50 variation items from our plan presentation meeting and our plan presenter didn't complain about any of it. So if you think your changes are not structural then tell them so and ask them to get on with your change requests. Having said that, making changes really slows down their process. In our experience most routine changes had a 3 week turnaround time, so best to get all your changes sorted early. Of course you can't control their mistakes, and fixing those is treated just like any other changes... so expect 3 week turnarounds for those as well. We still refer to this period as the preconstruction administration hell. It can be frustrating, but stick with it, we're a few months away from handover and it's finally appearing to be all worthwhile. Rawson/PGH/Austral make this easy... if you visit a PGH or Austral display centre, tell them in the office you're a Rawson customer and ask for the brick upgrade price list. This list will give you an estimate of what each of the bricks will cost you. Depending on the size of your house the exact price for your selected brick will differ slightly from the upgrade list, but it will be close enough to help you decide. For us, we would have liked the Bowral Blue or Mowbray Blue however the upgrade price list indicated these would cost us more than $20,000 for the upgrade, which in our view wasn't good value for money. In the end we selected a brick called Maddox which is from The Avenue range by Daniel Robertson (a company owned by Austral) and was only a $1,000 upgrade.
