A bit sluggish with their Pre-construction office process but once get into construction phase, it is basically on schedule and I get weekly update from SS although it looks slow as half of time nobody works on the site. And recently they changed my SS which seemed to delay my building process for a while. Have a look at the timelines in my building thread if you want get a bit idea of how Rawson plough thru a house construction in Sydney these days. Hi AIB, It seems our slabs were poured similar time, mine was on 10 May 2018. I am also building Benham in Hornsby area. Work is going damn slow. I have got a Pre-lining appointment of 06 Sept, did you get yours? Hi NDDreamhome I haven't book my pre-gyprock appointment in as it slow down a lot since new SS got onboard. Recently they only got half house washed in 2 weeks. I have never seen such situation before. Hopefully they could complete the wash this week and get scaffold down next week. We are at pre-lining stage. We just had the Pre-lining inspection, my inspector found 30 odd issues, some of them are incomplete work, some are internal frame related, the main ones are - one related to roof frame joint and missing brick expansion joint. At least 2 expansion joints are missing, and I am not sure at this stage how rawson will fix those specially when scaffoldings are gone. After the tradies does their work, Quality Control from rawson's side, seems to be totally non-existent. I have no idea how the mandatory inspections(if at all they do) from rawson can't find these basic issues, which I can find easily. It's a pity to hear about your issues and disappointing that they didn't pick up themselves, as that is part of what the premium paid to them is all about. What did they say? I hadn't paid too much attention to the before ,but I see they are referred to as articulation joints, so both expansion and contraction. A bit of reading here: https://www.nationalmasonry.com.au/wp-c ... vement.pdf http://faculty.arch.usyd.edu.au/pcbw/wa ... ol-joints/ and also: Vertical joints are usually about 20mm wide (15mm of expected closure, and at least 5mm remaining gap). They must be kept free of mortar. An easy way to achieve this is to place a 20 x 110 timber board in the joint as the brickwork is laid, and remove it after the mortar is sufficiently set. If sliding ties are needed across the joint, say every 600mm in height, the boards could be cut to 590mm long to fit between ties. The permanent gap sealer must be highly compressible. It will start as 20mm thick and may end up 5mm thick. Bitumen-impregnated soft foam strips are possible, but a neater seal is formed with a round polythene-foam backing rod squeezed into the gap, and a gunned-in mastic sealant. The backing rod is necessary to allow the sealant bead to be formed properly. If the wall is required to be fire-rated, a fire-rated sealing system will be required instead. Also on your site, what is the solar powered panel/box for? Is it a secuirty camera or can you watch the build from it? I found issues with 5 to 6 AJ, one is fully missed, one is half height done, few are not continued at the lower end. They have to fix them all as they are not as per design. The SS told me that, the missing one may not be required if the other 2 at both side of it can themselves cover 6m length, in which case it is not required, as AJ is required every 6m or less. The builder has put the Camera, I did not ask for the feed as I live nearby, so I can visit every day. I appreciate kitchens/vanitie sizes will differ, but wondering how much the cost difference is. And with the kitchen benchtop, if you go for 80mm, do they stick some 20mm slabs together or is it still 20mm (say around the sink) with mitred edged to look like 80mm? Same for 40mm? Thanks. Hi lux, I have upgraded the Island from 40mm to 80mm, costed 2k or bit more, also upgraded it to the next upgrade range. The upgrade cost also depends on size of surface. I think they will put mitred edge, will be able to tell after I see mine done. Re: Rawson Homes - General Thread 600Oct 02, 2018 12:02 am As I understood it, the caesarstone comes in 20mm sheets so they mitre the edges to make it ‘thicker’. We priced different colours and the additional expense beyond the standard options was just amazing, literally thousands per sheet. Ultimately we settled for one of the standard selection which looks fine now I’ve seen it in. A side note I thought of a while ago was to price separately the colours from another vendor and then just get rawson to price install of basic laminex, as you’d get a discount for not having the caesarstone. You may end up better off.
