Finished Excavation Level = 19.507 Finished Floor Level = 19.892 Finished Garage Level = 19.807 What does these mean ? How can I ensure the building is above the street level ? With a finished floor level of 19.892 the floor level is 385mm above the excavation level Normally there is a step down to the garage which is why the Finished Garage (floor level) is 85mm below the house floor level. In other word things like . . .your roof fixings should keep your roof on if that wind speed occured. I have one more question . My LOT has rule 11 - Restrition on Use of Land - Whih says - No construction should be erected on the lot unless the design of the footing system is per exposure classifcation B1 in accordance with AS2870 - 2011 . What does that mean . I checked in google but not abel to understand . If you know of this , could you please let me know if there is any impact or anything I need to think of . I still need to check this with my conveyancer but if you know of any expert advice or know anything please let me know . It will help . Clause : No Dwelling will be permitted to be constructed other than a Double Storey . Mine is a House and Land Package with Split Contract . My Builder is constructing only a Single Sotrey and preparing the plans ..etc for the Building Contract . In the mean time they sent the land contract in which I found this clause . I am surprised why the developer choose single storey if it is only permitted to build double storey in this lot . 1) Do you know of such clause and is it only required to construct double storey , will they not allow single with any variations submitted ? 2) Other than the developer whom I need to contact to ensure they will allow single storey in this lot ? If you bought a house and land package you need to check that the builder has got approval for the house you want to build, or will get it. This may not be a huge issue as developers get less interested in restricting what happens as a development nears completion, and also be willing to sell smaller blocks to builders while not being as restrictive.
