Browse Forums Building A New House 1 Oct 04, 2016 3:14 pm Hello, We are at a very early stage of our building process, trying to come up with reasonable budget for the project. One of the biggest unknowns is site costs. Pretty much every buillder says this won't be confirmed under soil test is done however they provide some ballpark estimates based on engineering plan. The issue is that the quotes are very different. Some say it will cost us $15k, others quote $30k and today we were told to allow $70k for site costs Our block is on a sloppy land however we expect it will be levelled with extra fill and retaining walls (see the attached plan, our site is marked with the star). So in the end the fall is only about 40cm but that would include about 3m of fill. The developer have also said, they provide us with 'M' class compacting certificate. However pretty much every builder says we need piering to support the slab anyway. And the one with the highest quote has also mentioned need of suspended slab, additional connections charges etc. Has anyone dealt with a similar situation and can suggest what budget should we allow for our site? I expected flat land to build on, 294m2 block, but by the time the land settled the estate had put a lot of uncontrolled fill on the land. Original quote for site costs was about 10k with most builders, after soil test with my builder I had to pay another 6k due to reinforcement needed (thanks estate people!!) and I also have a rock clause cause which says if they find rock I have to pay for it to be removed.. which builder said could be 6k+ depending on how many rocks they find.
