I’ve been quoted $15k for civil works at the front of house, forming the driveway and concreting it plus concreting the side path and providing steps to the alfresco and getting rid of a load of sandstone boulders. For a plain driveway I understand it’s about $7k. Have you got any quotes yet? Hi Vet, I’m doing the flooring with my own contractor. Was meant to be done post handover but they’re so late on my build they’ve agreed to let me contractor on site early. I bought 80mm x 19 mm spotted gum hardwood flooring in select grade. I am having these boards installed over 19mm hardwood battens which are anchored into the slab using concrete pins sorta like dynabolts. The problem my floorer found was that the upper slab was uneven by up to 20mm in some spots in the same room. Max tolerance under building code is 4mm in any 2 m distance and 10 mm for an entire room. in one section there was a difference of 15 mm across 2 m! What was happening was that my floorer was having to plane back the batten from 19mm to say 9mm so that the floor would be level in some places. When he nailed the batten to the slab it split. That’s when he told me he couldn’t guarantee the floor. So I told the CM and SM and asked why the slab wasn’t fixed? So I had to find a contractor to grind the slab and then pour levelling compound. This will allow me to lay 12mm plywood and then install the floorboards on that. Plywood is generally the preferred substrate to install hardwood floors on but it’s more expensive than battens. If you choose the more expensive 130mm x 19mm boards, they will have to use plywood. You might already know all this, but thought I’d explain it all justin case anyone else is reading and wondering. Given all the hassel with getting the slab level, this is why M don’t do real hardwood flooring. Plus they have to put expansion cork in at certain intervals and people don’t like that so the try and get it deleted but the floor can buckle so they had those issues too. That’s why they just sell engineered flooring. Lots of other companies like Rawson, Eden Brae and Clarendon wouldn’t do that. You can buy flooring from Abbey Timbers or EvaGroup. Also put in TV antenna today. Ended up being $650 which got me.... * Aust made Antenna with 5 yr warranty * Colorbond roof mount. Designed to go with colorbond roofs so can use existing holes and screws and no need to drill extra holes. * 4 way coaxial splitter * Signal booster (essential since I have 4 Co ax points in the house and the signal deteriorates with each point. I can highly recommend Sukamal from Jim’s. He spent a good 4 hours on the job installing the antenna, installing the gear and checking the signal at each point. Vaccaro had installed the co axial cable but hadn’t of bothered to connect it to the face plate. ggrrrr. Luckily he had the crimping tool to do the job and free of charge. He connects the signal checker again and still no signal. He says he will climb back into the roof and replace the signal splitter on the off chance that it is faulty. He said he doubts that it is the case since it hasn’t happened ever. Does his thing. Comes back out of roof sweating it...tests the signal! Bam! It works! So what are the chances that both the cable wasn’t connected and the splitter was faulty! Anyway, I’m just glad it all worked out and Really happy with the work ethic of Sukamal in spending such a long time to make sure the job was done right the first time and for a discounted price too. Just to explain, the default design by Metricon is that if you have a kitchen window as a back splash, then the overhead cabinetry will hang down about 20mm past the top window frame. That is to say that anyone standing outside will see the back of your cabinets! So unless that’s the look you’re going for, You need to specify during your Kitchen Culture appointment that you want the overhead cupboards raised so they are not visible from the outside. It will then be noted in your paperwork.
