Browse Forums Building A New House North Shore Newhaven (Sydney) 102Jun 12, 2017 4:08 pm So managed to get a sneak peak in this weekend even though I was allowed on site with my own plumber to install at short notice my own Vanity and basin in the WC... I have a much better relationship with my new SM and he was happy to let me have my own plumber install due to the fact that tiling is going to be done this week and I guess it's too difficult to pull a plumber off another job to come and do a mini vanity install. The installation of this mini sink nearly didn't happen. I only decided we should have it once framing had started and I raised with with the CM whilst discussing some other issues. Originally he told me no and suggested I put in a bottle of alcoholic hand gel! That got me riled up so I kept at it and eventually he agreed and I was able to buy the above basin and mini vanity for $400 from Thrifty Bathrooms. They even did a deal for me on the Methven tap too. Unfortunately the door will now need to open outward, given the location of the light switch so that has meant that M will need to order a new door jamb since all their doors come pre made. After talking to the SM and having a good laugh about the gel story, he has had a chat to the CM and it's been agreed to just order a new one. That has meant that the waterproofing bar will need to be redone and so that why in the pic you can see the bar is deliberately damaged/bent. Otherwise all waterproofing is complete and the cabinetry installed. Apparently the waterproofing for a hebel powerfloor is specific and it takes 2-3 days to do rather than just a single day. The have to put on a grey primer paint. That dries and then they put on a black waterproofing paint together with the metal bar edging and then a thick black continuous seal called sikaflex. Once that is dry they can then put in the underfloor heating like below. There is a pile of wet sand delivered and all my tiles too are sitting in the driveway, albeit wrapped tightly on a pallet. Our tiles are through Di Lorenzo as we were one of the last ones allowed having had to escalate the issue to the State Manager as we weren't happy with the limited selection of white tiles from National Tiles. Other work done seems to be cabinetry handles were installed, where necessary as in the kitchen we chose shark nosing on all draws and doors. I have noticed a few chips already to the 2 pack finish so that will need to be fixed or replaced. That said I'm very happy with our colour selection but won't be able to say for sure until it's all painted and stone benches are in also. I also was able to check all the bathroom and laundry cabinetry to make sure they installed soft close hinges as upgraded. I managed to find out as well that the cabinet maker is Castlewood Kitchens if anyone is interested for Sydney Metro. We went through Kitchen Culture. Was also the first time I felt it was safe enough to bring my son to see the new house. He had a ball running around and trying to choose which bedroom is his. Now for the bad.... We had some heavy rains in the past few days. M have failed to complete the portico roof and so all the water has been ponding around the front of the house as it's got no where to drain off too. This pic was taken on Sat, but when i was there on Wed it was a large pond of water right up and nearly breaching the slab. I spoke to my SM and asked him to fix ASAP due to slab heave issues and he agreed but later advised no one could fix until this coming week. I then decided to check my slab pics because I remembered they put an ag pipe at the footing of the internal drop edge beam, and lo and behold, I have realised that the concreters have encased the pipe in rather than leave it exposed so that it could be connected to the stormwater drainage. Sent pics to my SM and asked him to investigate as a matter of urgency. Was pleased to see the following progress: * Stone benchtops installed * All sinks in kitchen, laundry and bathrooms installed. * Grouting on tiling mostly complete * Insulation to garage installed in roof and walls. * Garage walls lined with Villaboard as per upgrade * House walls painted. Architraves and skirting still to be done. No tapware or showerscreens or electrical fit out installed yet. It's really starting to come together now and I've started shopping for carpets and Finalising quotes for our hardwood flooring. I'm trying to decide whether we should go for the thin grout lines or if colour-matching the grout achieves enough of a seamless look for us! Here are some pics of the hardwood flooring I took delivery of on Friday. Flooring will be installed over the next 2 weeks so will post more pics. I negotiated access with M since they are late on my build. M, having started well over 1 year ago in mid Oct 2016. The flooring is NSW spotted gum, select grade and is in 85 x 19mm boards. From what saw unloading the packs, the timber is looking great with some beautiful beige, olive, brown, red and lattes coming through in the timber. I can’t wait to see the finished product installed and sanded and polished. Will post more pics as we progress. They offered engineered spotted gum flooring (and other engineered species) but not genuine hardwood anymore. Reason is because they don’t want to acclimatise the timber and they had too many issues with people not wanting expansion joints. Engineered timber is 14mm thick and the actual wear layer is about 3-4 mm vs actual timber flooring which the useable wear it down to the tounge so you get about 6-7mm as the board is 19mm thick. The difference is about 1-2 sandings should you need to refinish the floor. I got an absolute bargain at the 30 June sales from a timber wholesaler. Told them I was an owner builder and they even gave me trade prices also. It turns out that even though I have the site manager, Construction manager and construction director a report from my building inspector saying the floor is not level, they just sent it on to the concreter and never bothered to follow him up to level the slab before frame stage or plasterboarding. So the slab is out in large areas by over 25mm. Given the floor itself is 38mm that’s a hell of a hump in the slab in a few areas. I then instruct the floorer to start work on the lower level slab in our open plan living area and guess what? The stacker door and sliding door are uneven and are out by 15mm along the bottom of the frame. The floorer is shaking his head and I am really shocked. Cut a long story short, I have to find a tradie who knows how to grind a slab and level it. And M then have to get scaffold and carpenters in to cut the hebel, and raise the door so that the flooring will be even to the door. Some of the floor is down, but I’m still waiting for the hebel guys to come back, repair the lintel above the doors, Re render then paint it. An absolute disgrace. I have to wonder some times if they are building a Chicken pen or an actual house. Hope they sort out their chicken pen .... Yeah the door repairs alone will be a $5k backcharge to the door installer. The slab remediation will be around that much too I think.
