Our land is supposed to be registered in Sep 2017 but realistically i think it will be mid 2018 (preparing for the worst case scenario). We are thinking of requesting tender from Fowler Homes as we love their designs, love their inclusion, flexibility in modifying designs, free tender request and fixed price site cost option. Now please help me understand how does tender work prior registration? Whatever they quote us on tender, is that gonna change after registration? What things we should include or keep in mind? And what things should we ask them to include in tender? What are the costs we have to face in addition to what had been quoted in tender? How can we avoid additional cost later on? All prices will change each 6 month and there would be lots of hidden notes in tender as your land is not registered yet. My advice is to do your survey and shop around but asked for official tender when earth works is done with your subdivisions. Believe me you would have better inclusions by then and price rise is there always and nobody cannot help it as all tenders are valid for 6-9 month. If you upgraded for instance your kitchen, tiles, carpets etc they will be adjusted as a Post Contract Variation. The benefits of getting the tender done prior to registration is that the file will be ready to go Post registration and settlement so there will not be a delay in getting your plans through either council if it's not CDC complaint or CDC. Our builder Eden Brae has offered us a fixed price contract. It simply gives you a piece of mind. I had gone through several variations, colour and electrical appointment and was ready to lodge a few months before registration. When the land was registered my builder surveyed and checked soil and price came down as the tender we had allowed for a higher type of soil. Don't worry to much about what amazing packages they offer in order to lock you in the next package will be just as good.
