Browse Forums Building A New House 1 Sep 30, 2016 1:20 pm I've been reading these forums for the past 12 months and with our build about to get underway thought I should start my own page to share the highs and lows of a new home build. I found this forum invaluable for first time builders and think it’s only fair to share our own journey. Where to start......... We decided to build with Carlisle Homes after 3 months of viewing display home after display home, I feel like we've seen every home in the SE Suburbs of Melbourne. We fell in love with Carlisle before we purchased our last home 4 years ago so when we decided the build this time around the choice was pretty simple. In hindsight I don't know why we went through all the other builders display homes. We purchased our land in late 2015 and it titled last month. We are building in Berwick Waters estate in Clyde North as we fell in love the lake and parks. We are building the Sanctuary 48 as we love the separation of kids and parents zones with the parents down stair and kids upstairs. Our kids are aged 4,6,8,9 & 11 (yep you counted right, there's 5) and as they get older we think it will be good for them to have their own space. We are expecting our build to start mid-October and can’t wait to begin building our dream home Our First Build - Sanctuary 48 Carlisle Homes - Berwick Waters https://forum.homeone.com.au/viewtopic.php?f=31&t=85084&start=20 http://oursanctuary48.blogspot.com.au Re: Carlisle Homes - Sanctuary 48 2Sep 30, 2016 1:44 pm Façade Our bricks and render will be lighter Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Floor Plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Electrical Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Colour Selections Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Upgrades •Houston Façade •Deluxe Gallery Pantry - The big bonus sale had some upgrades however we really wanted the extra cupboard and bench space •Window splashback to pantry •Timber doors and windows to front façade •270l Rinnai solar hot water with Infinity 26 continuous system (with 5 kids we didn't want to risk the arguments over who used all the water) •Category 2 stone bench tops throughout •Upgraded the oven and cooktop •Extended width of island bench from 1000m to 1200m with a 80mm waterfall edge to the dining room side •Category 3 bricks with off white mortar •Category 2 carpets with acoustic underlay (with 5 kids upstairs we didn't want the sound of a rhinoceros herd all through the bottom level) • Plus the usual long list of upgrades after your Spectra selections ie. Most of our selections came from what we saw in Carlisle displays homes which made colour selection day pretty easy. I want those black subway tiles too!!!! Where will you be having those tiles? I cant wait for my colour selection. Your lights - are you getting LEDs? If yes, how much did it cost? I too want to get waterfall in my kitchen benchtop which I will be extending to 1200 just like you. How much did that waterfall cost you? We too are building in Berwick but its in the Alira estate which we purchased end of last year and now will title in May next year. Hoping that they dont push back any further. Re: Carlisle Homes - Sanctuary 48 10Oct 20, 2016 7:32 pm JNT, That's a long delay, it must so be hard just waiting to get started. My wife gets the credit for the colour selections. We came across those subway tiles in one of Carlisle's displays and just knew we had to have them. We are using them as the splashback tiles in all the wet areas throughout the house. I will send you a PM with all the prices. Thanks for that. Yes, the delays are so annoying....drove past the development today and saw they are starting serious work on it. I am getting excited. Saw the new Carlisle display and counted the number of downlights and its over 100 - I am so confused with the lights. I definitely want a well lit house but 100 is an overkill I think. Re: Carlisle Homes - Sanctuary 48 12Nov 05, 2016 6:59 pm JNT, We had our frames delivered on Friday and they hope to have them up in a week. Re: Carlisle Homes - Sanctuary 48 16Nov 30, 2016 10:01 am Hi S48, good luck with your build. Love your choice of layout and colours ! I'm thinking of building with Carlisle as well but one issue I can't seem to get over is their inability to build showers with no step up!! Its annoying me to the point where I would choose another builder because of it. The flat walkthru designs you see in magazines seems to be the way forward. Did you have any luck in getting Carlisle to do this for you? thanks Re: Carlisle Homes - Sanctuary 48 17Dec 04, 2016 9:35 am JNT_New Build Hi Sanctuary 48 just saw your blog, such a huge huge slab u have there. Thanks JNT, it looks even bigger now with the frames up. Just a few roof trusses and windows to go in and they should be onto roof tiles in a week Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our First Build - Sanctuary 48 Carlisle Homes - Berwick Waters https://forum.homeone.com.au/viewtopic.php?f=31&t=85084&start=20 http://oursanctuary48.blogspot.com.au Re: Carlisle Homes - Sanctuary 48 18Dec 04, 2016 9:43 am Special_K Hi S48, good luck with your build. Did you have any luck in getting Carlisle to do this for you? thanks Special K, It might be something to do with the waterproofing. Maybe try ask if they would consider it if you get the waterproof upgrade. We had to compromise on our shower too as we wanted the big overhead shower mounted from the roof but as our ensuite is on the bottom floor they weren't able to do it. For me personally its worth the comprise to go with your preferred builder. After our delays with the frames things have moved along quickly. The roof tiles are on, they have installed all of the heating/cooling ducts, the electicial cabling has been roughed in, even the plumbing looks to be done. The front windows and sliding doors have now been installed so it looks like we are good to start laying the bricks when the trades return after the Christmas break.
