Photos are below. The alfresco/games wall has been pulled down due to it being out by 90mm. I'm waiting on an explanation, but either the slab is the wrong dimensions or the bricky got his measurements wrong (as far as I can tell). Or both. The exposed cavity shows the internal wall in Bed 4 overhangs the slab by about 1/3. The slab has been chipped all along now where they've had to remove the bricks. The slab around the alfresco exit door appears to have been cut out/indented, with bricks laid in its place. The new internal wall will therefore be built on part slab and part brick. They've also cut two vertical lines in the bricks outside the kitchen/pantry for no apparent reason. I'm expecting a call from the site supervisor tomorrow to arrange a meeting. The outcome of that will determine whether I fork out for a building inspection. I was hoping to avoid that cost but at the moment, it looks like they're trying to go the cheap way to fix a major stuff up Has anyone experienced any of these issues before? We know nothing about building and stuff so we wanted to protect our $270k build and paid out for one at each stage. I can recommend one in the northern suburbs if you're keen. I'll start getting quotes so I can get an inspection done if needed. I probably have a bit more knowledge than the average punter due to my line of work, but I think you need a professional report quoting building standards etc if it's going to hold much weight! CH responded to my email promptly this morning and confirmed the SS would call me tomorrow to arrange a meeting, so at this stage I'm happy with their response - will know more once I've spoken with him. I may be worried about nothing and this may be very standard and within normal allowances, but I definitely want to know now rather than finding out when it's too late! Maybe they'll fix it with concrete but what about all the stuff under the concrete pad that won't be in the new bit. Hmm. You'll have to update us tomorrow. We used Cap It All building inspectors. Very good team. They have a website and an active fb page with lots of interesting articles posted on it. My first build - Celebration Homes - Brightwood Baldivis WA 70May 22, 2017 6:01 pm The only thing I can think of is the section is mainly sliding door. Not necessarily bearing as much load. The slab cut may have even happened before and I just didn't know once the wall was up! I will keep you posted. I agree it doesn't look right - something like bricks having a full slab to lay on without reducing internal room sizes seems something very basic that should be done correctly from the moment the slab is poured. Ours picked up things I'd have never noticed (not that I jave much experience) and his price has been pretty reasonable. Can flick you his details if you want. He's had no trouble getting to our build in Wellard so imagine Baldivis is within his area too. Hope none of the problems are too major. Trying to figure out why they cut the external bricks like that. I contacted your inspector and they were willing to travel to Madora Bay so I am sure Baldivis will be fine. @Madora Dreamer Re: My first build - Celebration Homes - Brightwood Baldivis 74May 23, 2017 12:10 am that looks like very similar to the same issue one of our neighbors had with their celebration build. They were told that the slab was laid with older plans. At least in your case, it is better than the issue they have where their slab was cut in the middle of the room to make way for the plumbing pipes. He's told me the bricky stuffed up and arranged for the slab to be cut. Then realised that it didn't need to be. Pretty big stuff up, but I've said I'm open to whatever solution so long as the engineer signs off on it. Will discuss the other issues when I meet tomorrow! Meeting went well this morning, long story short I'm happy with everything so long as the engineer signs off on the proposed solution. They think it'll add about two weeks to the build time, but I'm in no rush! The bricky told the SS the slab needed cutting and the SS arranged that - however seems to have gone on the brickies word and not double checked. Not ideal but mistakes happen and as long as the solution isn't just a bandaid that will rear its head in two years then fingers crossed we can move forward. I'm now getting an inspector in at plate high/Roof frame on, and again at PCI, so that gives me some peace of mind. Hopefully hear more from the engineer side of things in a few days.
