So nervous about what I should ask for them to fix, and what I should let go. /quote] Ask for everything. Have a good read of the standards and tolerances, know what you are entitled to, then you won't feel so bad asking. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: {Dawn} SE Melb Custom Build - Ever After :) 2702Nov 19, 2017 10:56 pm Congrats on your landscaping! Must say I am somewhat thinking that my long wait to move in, as actually a blessing in disguise. By the time I moved in, all my neighbors had finished building... which after looking at some of the other streets which are construction sites.. I would not want to be the first moving in. XD House behind me has its roof on! They were working on a Sunday. Moving quick. Re: {Dawn} SE Melb Custom Build - Ever After :) 2705Nov 26, 2017 3:38 pm Dawn, its all looking fantastic all your furniture matches which is great- When I first moved in to the first house we bought we wanted all wood furniture and its mostly chunky and yellow wood and I hate it, but there is darker colour wood as well.. Cant wait for the day that I can afford to change it all. I want to get some house plants they really brighten up the place. Re: {Dawn} SE Melb Custom Build - Ever After :) 2706Nov 26, 2017 3:55 pm Thanks I am very lucky I was in the position to fill my new house with new furniture. Though I really need to stop spending!!! All the money is gone now and still so much to do. Re: {Dawn} SE Melb Custom Build - Ever After :) 2707Nov 26, 2017 4:04 pm Everything is so expensive! I'm taking the family on an overseas trip late next year so im saving for that and won't do anything furniture wise until we return, in the mean time saving up for bedroom curtains and got to think about the grass and gardens as well. Did you see Ikea has pet furniture now.. hahah I seen an advertisement on facebook before.. At least you've got it to a point where it doesn't look empty or anything and you can just get stuff as you need it Re: {Dawn} SE Melb Custom Build - Ever After 😀 2708Nov 26, 2017 4:30 pm Everything looks gorgeous Dawn... you just need some artwork for your walls! You could always put a nice mirror up in your entry too?! - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: {Dawn} SE Melb Custom Build - Ever After :) 2709Nov 26, 2017 4:58 pm Thanks all! Yup outside is DONE DONE DONE.. Inside is mostly done, in the short term I don't NEED anything I want artwork and wall stuff (photos, clock, mirrors) throughout. I want a new jewellery box.. I want to change some pots.. some blockout curtains for the back of the house..and eventually a little more furniture in the lounge (e.g. side table, coffee table, more chairs). But none of that is urgent, except maybe the curtains.. gets hot!! I'm still waiting on screen doors and shower door for en suite, one is already paid for, just waiting on my friend to be free.. but not too fussed as they will happen soon enough. Apart from that, just the builder to come back and finish a few things and DONE XD Then just decorating as I can afford to, and saving for my first holiday next year. Yup mirror! I want to put up a light coloured beach scene in a white frame, with a light wood coloured mirror (maybe the round one from Kmart). I have some art to go up in the study too.. my biggest problem is I'm too scared to touch my walls. XD Re: {Dawn} SE Melb Custom Build - Ever After :) 2710Nov 26, 2017 5:00 pm So just did my little inspection of the house ahead of tomorrow, here's my list of issues.

Overall the issues aren't anything too major, a few of the outside ones that are sort of structural I worry about, the rest is mostly cosmetic. Unfortunately the paintwork throughout is just horrible But I doubt I could get them to repaint the lot. Same as the carpets, I want all three rooms replaced, just awful carpet and poorly installed. Otherwise everything else is pretty good. Here's some photos. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Is there anything else I should check before the inspection? I don't have a ladder, so can't get up into the roof to check insulation or up onto the roof to check tiles/gutter. Re: {Dawn} SE Melb Custom Build - Ever After :) 2713Nov 27, 2017 7:22 am Thanls Yes I asked him to paint all the steel lintels above the doors and windows. They painted them surfmist to match the window frames. But above front door blue would have been better Re: {Dawn} SE Melb Custom Build - Ever After :) 2715Nov 27, 2017 11:57 am 90 day inspection over. Builder agreed to fix the same issues that we had at handover and nothing else was probably hoping for too much..was hoping to get the carpet replaced and another coat of paint. He did fix the door handle and loose toilet roll holder while there. Guess Ill have to hire someobe to co.e fix the rest. Apparently most things are within tolerance or not structural so not their problem. I guess my own fault for handing over the final cheque without doing a through walkthrough, thinking they would be honourable and remember that they rushed me through walkthrough and took an extra 4 months to build my house and 8 months to START building. So many promises they made but didn't keep. Basically for those few things they MAY fix I shouldn't expect anything before January as they are busy up till Christmas. I'm not happy to be honest. I like my house, but the finishes are pretty bad and I was not happy with the way everything was just dismissed, I didn't think I was asking for anything unreasonable. I didn't even mention the crappy paintwork throughout. All in all, I've given my builder numerous chances to fix things. Every time they've had an excuse. I've held off reviewing them until now to give them a chance to fix things, but since it seems I'm on my own I will be doing a proper online review of them now and it won't be very nice. Re: {Dawn} SE Melb Custom Build - Ever After :) 2718Nov 27, 2017 1:10 pm My only silver lining is thankfully my friends and family has a lot of tradies who will help me out and the fact this isn't my dream house, just hopefully a stepping stone.. though it makes me worry about what I missed.. really regretting not getting an inspector throughout the build now, I'm far too trusting. Re: {Dawn} SE Melb Custom Build - Ever After 😀 2719Nov 27, 2017 1:15 pm I really think your carpet should have been fixed. What's the point of having a 90 day inspection if they don't agree to fix anything but what should have already been fixed?! I would let them have it on your review! - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: {Dawn} SE Melb Custom Build - Ever After :) 2720Nov 27, 2017 2:11 pm Let them have it! Unbelievable attitude! I'm so angry for you ! Did you have to sign anything to say the inspection was complete and this is what will be fixed? If not I'd be gathering evidence (standards etc) and then sending a blunt email with what you expect to be fixed. Regardless of what needs to be done to the porch they need to do it! They can't just put it in the too hard basket. Call the VBA and ask them what to do about a builder delivering non-compliant plumbing. Small cracks unfortunately aren't something they have to fix after handover. But if they get wider than 1mm they do, so keep an eye on them. For everyone else reading this, before handover EVERY crack is a defect, regardless of size, so make them fix them. The loose grout is absolutely his problem! From the guide to standards and tolerances: "Grout is defective if it becomes loose within 24 months of handover." The cleaning issues are his problem not yours. A leaking sink is not normal! Nor are scratched windows due to the cleaners. If the carpet is "just frayed" that is a defect as well, from the VBA guide again: "Joins in carpet and vinyl are defective if they peak, fray or misalign and are visible from a normal viewing position within 12 months from handover" The attitude of these builders when there is no men around is unbelievable! I have encountered it a few times during the build. Most of them get the message that I know my stuff pretty quickly but there is a noticeable difference with how they are when it's just me onsite verses when it's both of us. It's disgusting. I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15284 I am in the same situation, would you be able to give some insights in to this? I am in SA 8 17059 Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built. Also have a… 3 11647 |
