Re: {dawn} Custom 3bdr /16sq home - Going round in circles 764Mar 06, 2017 6:17 pm It's been a big day. The landscaper came back with a reasonable concrete quote at about $4.5k for just over 50m2. Pretty happy to proceed with him, but just waiting to see what the builder comes back with. In other news, I spoke with my builder. I called the office and got straight through to one of the directors. Turns out the gentleman I've been dealing with is probably not the best person for me to be chasing for info, he is more like the sales side of things. So anyways.. I was told the tiler has hurt himself, which is why no progress over the last week. No confirmation on when the tiling will begin or if other work will start instead.. he said he'd email me with a completion date, so waiting on that. Also told they had figures back from the concreter at last, interested to see what they come back with, since I now have a comparison. With regards to the changes to the fence, was told they would cost somewhere between 3.5k - 4.5k, this is to pretty much make the front fence a retaining wall. I'm a bit shocked, I was expecting around 1.5k. I have already paid the builder 4.6k to build 5 x 1m high rendered brick pillars, the additional cost is to put bricking between the pillars.. but because it will also be a retaining wall costing heaps..;-; The total length is 10.5m, but by the time you take out driveway and the gate.. there's only about 4m of bricking needed. My dad is doing the infills between the pillars and the two gates.. so its sounding like nearly 9k for just the brick work, plus another 2k for the infills... 11k for a front fence!!! Is this too much? I'm hoping that the builder was wrong and after taking into consideration what I've already paid the price will come down because I don't think I'm prepared to pay 9k for a fence.. nor can I afford to. They are going to send me a proper quote. Was told they'd email me today.. and nothing received yet, so I assume I'll get something by the end of the week. I also told my builder about the concrete splashed on my house and sent some photos, if the concrete is there too long they may have to replace the window ;-;. Told the fencer I'm happy to accept the quote, but I don't want the fence put up till the concrete is fixed.. so they are going to send my pictures to the neighbor or neighbor's builder for them to do something. Not sure what will happen there, hoping my builder and their builder can sort it out. So.. stuff finally moving forward.. kind of? My ex & i paid approx $4000 total for approx 10m length of limestone retaining wall including the blocks. 1 end was about 1.8m high tapering to ground level at the driveway & included a 1m x .5m planter & mailbox pillar. Our landscaper was going to charge us 3.9k for 5 brick pillars, trenching and retaining walls. We find it was too much and was not prepared to pay the entire fence $6000. Due to our pillars, we had to go for standards and the slats are 2.4m which needed to be cut professionally by the installer. The installation is $800 + gst. I'd ring up again... just because you're so close, tell them you need to be moved in by a certain date no ifs no buts!! I agree, that seems like a extreme price for a front fence. I did speak to the landscaper who gave me the concrete quote, and he said he could get me a quote on a front fence, but he doesn't have anyone to do the rendering. So tired... just want house to be done. I don't want to go down this weekend, but... I was suppose to receive a commencement notice within 7 days of construction starting with .. date commenced, construction period and completion date... which I don't think I got? So.. it says total delay days can be up to 92 (3 months).. and total construction period without delays is 152 days (roughly 5 months).. Given build started roughly 1 October... March is 5 months.. and May is 8 months.. so I don't think I have anything I can do till after May. These are the dates on the permit Building Work is to commence by: 23/09/2017 and is to be completed by: 23/09/2018 Huh.. just realised there is a door and window schedule in the permit copy of the plans.. never noticed!! And the kitchen window in the permits is different to the size in the energy plan, and they followed the permit, which is 1200w rather than the 1500w I asked for.
