Browse Forums Building A New House Re: {dawn} Custom 3bdr /16sq home - Frame is up! 161Oct 22, 2016 2:08 pm It was so much fun to see the house today. I got a real sense for it... overall the house feels small to me, but I expected that. I think it will feel bigger once the plaster goes up. The bathroom and en suite felt really big. The master bedroom was smaller than I expected. The hallway was a lot smaller than I expected, will have to rethink my plans for a hall table. The windows were all huge, which I'm happy with... was worried they'd be too small. Overall very happy Only two issues I saw, both in the main bathroom. One was that the window was obscured, but I can live with it... I think this might not be such a bad thing, since it faces a whole heap of windows on the neighbors side.. And the shower is 900x900, when I was expecting 900x1200, not a big deal and I can't find proof in the plans. I might email the builder and just ask what it should be as its not in the plans, and see what they come back with. Front yard and back yard seem so small, but at least that means the cost to landscape them will be less. My house is slightly longer than one neighbour, and slightly less than the other... as soon as we left I realised I hadn't taken photos of quite a few things I'd intended to, opps!! Cap - saw your house without the fencing, looks so good!! It must be nearly done Re: {dawn} Custom 3bdr /16sq home - Frame is up! After looking over the photos.. I have one concern with the laundry. I think the slide door is backwards? I believe the cabinetry, etc will be on the left hand side wall... I thought the door would slide the other way? Checked the plans... On the external elevations the door is the wrong way (as they've built it), on the floor plan and internal elevations it should slide the opposite way And the main bath shower should definitely be 1200x900, though the '1200' is not written down.... Should I tell the builder about these things, or wait? {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 163Oct 22, 2016 2:33 pm My gosh she's wet Dawn lol. I bet you would have been over the moon because the last time you saw it was dirt? A lot of people say it looks bigger once plaster goes up because then you actually see the room and not through he whole house. Your facade looks great So happy for you to see progress! What did you end up doing with the mosaic tile strip? Did you take it out like you wanted? Edit to add: you should definitely tell your builder about these things on Monday GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 164Oct 22, 2016 2:50 pm Absolutely swimming!! Very weird to have raining falling on you when your standing in your future house. Must of been an inch of water on top of the slab XD Estatic. So exciting to see it coming together!!! I can't wait till lock up is done so I can start ordering furniture and such. Yeah I like my facade There's a few really nice facades in the estate, a few average ones, and one really awful one that I just don't know HOW it got approved, doesn't match at all. I ended up just going with my original choices, I specified the dark chocolate carpet and Boral's Moonlight coloured concrete for the driveway. With the mosaic tiles I asked to remove them from the main bathroom and put them in the niche only in the en suite, no response yet.. but hopefully it won't be an issue. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 165Oct 22, 2016 4:12 pm Just followed your thread and your future home is coming along very nicely. Good on you for doing it just by yourself. Your backyard is much bigger than some of the inner suburb in Sydney. My brother has one car space as a backyard in Mascot. Your cat is very cute. Looking forward to see more photos. viewtopic.php?f=31&t=81624 Re: {dawn} Custom 3bdr /16sq home - Frame is up! Should I tell the builder about these things, or wait? Dawn, I would email the builder. It s best for them to make the changes early. Although at this stage is still out of bound. I was at my place every weekend since day 1. Had to make sure everything was according to plan. Our PCI is taking forever maybe due some variation mistakes. We were hoping to be able to move in by Nov end. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 167Oct 22, 2016 7:00 pm I m sure your place will look good. You had ample time to make changes and to see everyone else's build. One of my under estimation was our facade, didn't realise the porch is so small. Probably should have paid extra for different facade with longer porch. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 168Oct 22, 2016 7:12 pm I think I'll just email the builder and reference the plans... I think if I was them I'd want to know sooner rather than later. The bathroom I can live with, but that sliding door needs to be changed.. I'm hoping its an easy thing to do. Yeah everything feels smaller than I expected..but at least we'll have houses Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 169Oct 22, 2016 8:22 pm It is going to be a lovely home Dawn! Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 170Oct 22, 2016 9:32 pm Your little house is coming along smashingly! It's very exciting watching a house materialize. I bet you can't wait to see it's progress next weekend View thread: viewtopic.php?f=31&t=83776&start=80 Building SOR with Dreamstart Homes Customised Dream Dior/Summer Sensation https://forum.homeone.com.au/viewtopic.php?f=31&t=83776 Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 171Oct 23, 2016 9:10 am I can't wait to see the bricks and roof tiles up, see if the colours match! I'm half nervous and half excited. XD I'm wondering when I should start getting quotes for post handover things.. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 172Oct 23, 2016 4:10 pm Wow how exciting!! I can't wait until my build starts, it just seems like a dream at the moment. It's looking great, and yes definitely let your builder know about the problems Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 173Oct 23, 2016 5:52 pm Looking good Dawn, looking forward to following your dream come alive. As far as quotes go we contacted fencers about 2 months before completion. But concretors pretty much don't want to know you until they can start work and even then we had contacted four of them and only 2 of them got back to us with a quote. Build thread viewtopic.php?f=31&t=81011 Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 174Oct 24, 2016 4:33 pm Thanks Charley!! That's helpful advice. I need a landscaper or someone handy to do a few jobs like paving, and maybe laying garden beds, also need both sides concreted (hate to think how much that is going to cost ). I figure I can do the planting myself... Sort of hoping my neighbors take care of the boundary fencing, though probably will have to sort at least one of them out. Also need blinds done... plus need a quote to do the infills on the front fence and the side gate... Ahh!! So much to do, and need to time it all perfectly Wondering if I will have to wait a while before moving in until some of the post handover stuff is done... My custom couch has a 3 month lead time... so will need to get on that around Christmas. I figure I could be moving in anytime from late Feb to May.. XD Hopefully the time gets more specific after lock up/Xmas. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 175Oct 25, 2016 6:03 pm So builder has confirmed that shower will be 1200x900 in the main bathroom and that the laundry sliding door will be swapped to slide the other way. Yay!!! Glad I mentioned it now, so I'm not stressing about it. Hoping my bricks are going up this week with all the lovely weather were having XD I probably won't bother going down this weekend... Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 177Oct 28, 2016 6:39 pm Thanks It definitely felt small walking through it last weekend I'll PM you my builder. Cap - Any updates on my site? Or yours? Its been very quiet on H1 this week. Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 179Oct 28, 2016 6:50 pm It is bigger than yours, but only just. My block is 294m2. No, my house has about 1m on each side (except for the garage). The house next to me is smaller again, and they are wall to wall. I think I have a site plan on my blog if your curious Re: {dawn} Custom 3bdr /16sq home - Frame is up! (Photos) 180Oct 28, 2016 6:52 pm Yep I saw earlier. I'm going to build with beachwood constructions because Metricon screwed me over. Wasted a year with them. Your floor plan looked good. How long did it take to build? I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15300 I am in the same situation, would you be able to give some insights in to this? I am in SA 8 17071 Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built. Also have a… 3 11672 |
