We have some nice little parks, and one giant park which is all looking good. They left some of the gum trees that were already there, so they look good. Still waiting for them to finish the wetlands and a few roads. The weeds around the sidewalks are a problem, but that's mostly homeowner fault. Some people have weeds in their front yards that are taller than their plants (where they even have plants). I want to go pull them out XD Oh, hopefully when the council takes over they finish it off for you. Its annoying they can get away with not finishing things as promised. Re: {Dawn} SE Melb Custom Build - Ever After :) 2662Nov 12, 2017 7:09 pm Haha its not even that its not finished like it was shown it would be, but in the covenants of us buying the blocks it states we must maintain our yards and not let them get over grown as well as not having trucks and car wrecks laying around the yards.... and I said today when we drove through about half of the houses are nice and the other half are over grown etc. I find it funny though that we are told to maintain it and the estate don't even do it themselves... Id complain... but Im too lazy to do so haha. Hubby thinks it will take a while for it all to get established anyway.. Its nice to be able to have somewhere close by to go for a walk or just sit. Cost us a fortune for a driveway that met guidelines yet heaps of people have standard concrete which you arent allowed. I think what annoys me more is all the people planting grass varieties that are banned by the council, and for good reason given how invasive they are.... I've heard they knock people back on more than just the landscaping. However they made one big mistake! The terms are that you must finish building within 12 months of settlement and finish landscaping within 6 months of occupancy. The problem is they don't let builders in to do soil testing until settlement, so the no one gets started earlier than about 3 months post settlement and probably at least 50% of people aren't finished at the 12 month mark. Then people just do what ever they want because there's no incentive anymore. We have all sorts of rules broken or bent. The strangest are a couple of houses that obviously wanted a front fence so bad they were willing to put in "raised garden beds" with some seriously expensive retaining to achieve it. Most common would have to be people moving in without a driveway. It's frustrating when you make an effort to follow all the rules and no one else seems to. One of our neighbours admitted they didn't even read the covenants before they bought their block . Ill be moving in first myself but will make sure i get my fencing and driveway done ASAP and have a compliant driveway as well. front landscaping I get 6 months to do but wont be a problem as will be pretty basic anyway. It annoys me that I've followed the rules and others haven't had to. In my estate there was no bonds or anything like that, but it did say if you didn't follow the rules they would do the work at your cost (e.g. mow your lawns) but they dont actually do it The estate is sold out so I don't think they care anymore. The main rules for us were around colours and facade.. also we had to have rendered brick front fence, landscaping within 90 days. And landscaping!! Rules on what plants you could have, how much hard surface, how much turf.. front path.. etc. It annoys me that I lost 3 months trying to get approval from estate due to my plans not showing appropriate bin storage area and other people got approved with the most ugly facades XD Plus I had to upgrade my roof tiles to be flat profile, but heaps of houses have the non flat ones So many people haven't done fences I had to spend $10k on my fence, others either have none or haven't followed the rules. One person has done the WORST DIY job I've ever seen... looks like they tried to make pillars out of piles of mud. Others are the wrong height (was suppose to be 1m high.. but they are higher). Overall its not a big deal mostly.. I'm more frustrated by people who can't mow their lawn or nature strips, or the bins in the front yard isnt great (and against rules).. but the houses have no sides, built boundary to boundary so no space for bins. And weeds!! Drive me crazy. The big problem is a lot of the houses are either rentals, so people just dont care about the yard or people have put in every penny they have just to get a foot in the door of the property market and have nothing left over for the landscaping. Apparently we cant complain and if we did have a legit complaint it won't get listened to anyway. It doesn't look that great I have so many houses surrounding the new house- hope some trees grow quick to block them all out. I think you can apply to 'break the covenant' which imo just seems stupid why bother putting them in.. Having said that when the rules are followed the places look uniform and looks nice and neat. We have all modern houses in our estate, excluding two - ones done up to look like a cottage house and the other is like a greek pathenon with all the pillars out the front, kinda look out of place... oh well. I just want my neighborhood to look good and be a nice place to live. In sad news, had a hot day here today and my aircon isn't working. Don't know if I'm doing something wrong or if it never worked.. may have to go back to the builder *sigh* and still haven't heard from the builder re: 90 day inspection .. or follow up for any of the handover issues.. that being said my neighbor who is building with them (and started building a month after me) STILL arent in there house, so Ill consider myself lucky. Does anyone else check out real estate listings for their estate?
