We really don’t have the funds to pay for an independent inspector, but your list makes me think we need one. I hope your builder can fix your issues. - B A vue of the pines on the Gold Coast forum.homeone.com.au/viewtopic.php?f=31&t=87210 Re: {Dawn} SE Melb Build - Should I get an inspection done? 2762Dec 21, 2017 9:29 am Bridgetwitch Oh wow! It's around $2k to have multiple stages inspected. Re: {Dawn} SE Melb Build - Should I get an inspection done? 2763Dec 21, 2017 10:13 am I'm curious about 61. Our builders independent inspector picked up something about the sarking around the heater vent, it was being picked up on all of our SS's builds at the time, but the heating people claimed that what they were doing was acceptable and "the way they have always done it" and asked for the inspectors number to discuss it. Our SS said he never heard anymore about it. It's heartbreaking to think houses are being delivered with so many issues . The whole industry is a mess. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: {Dawn} SE Melb Build - Should I get an inspection done? 2764Dec 21, 2017 12:06 pm I would definitely do a post handover inspection if you cant afford the others My biggest regret is not doing it then..gonna have a battle on my hands now. Re: {Dawn} SE Melb Build - Should I get an inspection done? 2765Dec 23, 2017 12:46 am Hey Dawn! Just caught up with your thread. Sorry to hear about the inspection issues! I think you've done right to have gotten an inspection. Battle away! Love the screen you have outside the kitchen. How are the bunnies and kitties? Did you find a foster for that one kitty? Re: {Dawn} SE Melb Build - Should I get an inspection done? 2768Jan 09, 2018 8:36 pm Things are good. I had 3 weeks off work and have been busy about the house. Did a massive clean out and tidy, fixed some things that were bothering me. Reorganised a heap of stuff like the WIR and the garage. Got curtain rods up, put my butterflies up on the screen, did some gardening, etc. Still waiting on screen doors, hopefully next week, buying curtains on the weekend and dad is going to put up some cat fencing around the backyard.. then house will have to wait a while for any more improvements while my money tree recovers XD Bunnies and kitties are good. Panda just keeps growing, she's huge!! I can't believe she was once just a little kitten. My foster went to a new home on Boxing Day.. with my parents. They love her and she's settled in really well. Gone from a half feral skinny little thing, to a plump fluffy snugglepie. I've got two new fosters now, Miss Meow and Josie. D They have an adoption day this weekend, so fingers crossed they both find good homes. And I've just got word I'll probably be receiving 4 new kittens in the next few days. Very busy work, but so rewarding. I'm really loving being a foster carer. Here are my current fosters Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: {Dawn} SE Melb Build - Should I get an inspection done? 2770Jan 09, 2018 8:44 pm Ohhh so cute those kitties!!! I want a kitty, but after spending time with my partners mum who has a cat, its safe to say i dont think i could train mischa to cohabitate with one. Its good your parents took on that foster, at least you know it went to a good home. Re: {Dawn} SE Melb Build - Should I get an inspection done? 2771Jan 10, 2018 8:16 pm Hehe.. Mischa!! D I so want a dog, but I know its not a good idea. I just have to love lots of kitties. Bought a floor lamp today!! Was such a bargain!! Wish I could find nice artwork going cheap. Re: {Dawn} SE Melb Build - Should I get an inspection done? 2773Jan 10, 2018 8:41 pm Love the lamp! And panda’s blue eyes Re: {Dawn} SE Melb Build - Should I get an inspection done? 2774Jan 10, 2018 10:21 pm Cool lamp! What do your rabbits think of the cats? Ours were terrified every time a neighbourhood cat would cut through our backyard at the last house. I'm not sure what they would think if we got a cat. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: {Dawn} SE Melb Custom Build - Ever After :) 2775Jan 11, 2018 8:06 am aloenyx Im seriously considering a building inspector. Feeling worried. Took some photos of the concrete cracks and grout issues..what do you think? Only place with holes is floor tiles. Wall tiles are fine. Concrete is probably shrinkage..but still annoyed as I paid 6k for upgraded slab and its full of cracks. Ill take photos of the porch later to show you. Sorry Dawn I missed these photos More info required...are the cracks in a grid format or random pattern?, Do they extend to the other side of the wall/adjoining room to the garage? Please leave a PM if you require specific info. Generally Paying extra needs to be clarified, If you paid extra, for crack control reinforcement upgrade, then those cracks shown aren't acceptable and you need to monitor them yourself over time, tag me if they get worse OT..I do recommend when putting up photos you take a wider photo and a close up, Thanks the coin shows scale but it doesn't show distance or length. The inspector said they are shrinkage and based on Googling I agree. Just annoying. The whole house has cracks on all the window and door frames..corners...just hairline though. The extra cost was to reinforce raft slab due to P class. Larger reo and stronger concrete. Re: {Dawn} SE Melb Build - Should I get an inspection done? 2777Jan 11, 2018 8:32 am bank Cool lamp! Viv my girl bun likes them, her and Pan will play chasey around the house taking turns to chase each other, its very cute!! My cats srent fussed, Cass wont go near the buns, but Panda loves them, even Ba Re: {Dawn} SE Melb Build - Should I get an inspection done? 2778Jan 11, 2018 8:50 am aloenyx They are random. The extra cost was to reinforce raft slab due to P class. Larger reo and stronger concrete. Unless your building Inspector is a Structural Engineer, Then I would have to say they are flexural cracks. Did you take photos of the reinforcement? Did you ask the builder for a extended maintenance period? BTW Larger reo ie increased Cross sectional area of steel % per m2 stops reduces Shrinkage & Temperature cracking. It happened in about two days. I came out on Saturday, they had done a scrape, a few days later I got photos of the completed slab and the invoice, by the time I got to the block to see it, the frame was up, and plumbing was in. Mhm, the extra cost was for a higher strength steel I think, it was like 82 changed to 92.. or something. And.. I think the slab was going to be thicker.. can't remember. I just remember being annoyed at the jump in site costs, because I was told they were fixed.. but then of course they did the soil testing before I signed contract, and they jumped, plus they added a rock clause, but thankfully no rock was found. Been a bit of a process to get the rails installed, then buy and put up the curtains.. I think they are a little too dark for the space, but will do for now. Here is the rails without the curtains..
