I very much regret not having a pre handover inspection (or inspections all the way through). I am going to get the post handover inspection done, probably late next week, and see where we go from there. With any luck they tell me everything is fine except for what I've already found for myself. In a stroke of luck, my friend turned up to do some things around the house. Installed two of these magnetic latches to keep the doors open This one is on the front door. He found that the ..metal thingie on the wall side was not properly installed, had been drilled to far, so the screws were loose, so it couldn't go in the right spot.. yuh that's my technical explanation WAS NOT as my builder told me due to the weatherseal being new and needing time to wear down... And I swear the tiles are lifting up, but I might be imaging things, can't remember what they looked like when I move.. but I feel like in spots they are raised.. I'm a little shocked at how many there were. My neighbours had 39 and I thought that was huge. There is a lot of little things thankfully, but some concerning items. I'll put up a list of the issue later on. I would say, I definitely recommend an inspector now. We thought we had found most of the issues, and had a good eye.. but we missed most of these, like about 80% of them!! Now let's see what the builder's response is to receiving the report. In which case your building inspectors report is worthless.always ask for the engineers, photos, details, data and proofs and hang on to them OT. The structural details are either NCC compliant or NONcompliant, only an engineer can deal with NON compliance and Certify as an Alternate Solution Unfortunately some Builders & Contractors try to pass off NON compliance as alternate Engineered Solutions when they are not... If you aren't sure please put up some photos..that's is if you have any? Fire separation to garage boundary walls at the gutter 2. Most weepholes full of mortar 3. No enough cleareance around windows and door frames where a control joint is installed above or below them 4. The PVC drainpipe things are UV rated and should be painted 5. Control joints in paving and driveway are too short 6. Portico gutering does not have the required fall 7. Portico fascia is 40mm out of level across front and sides 8. Weepholes in rendered walls are blocked with render 9. Render finish bridges the damp proof course 10. Gaps between window and door heads and brick lintel need sealing 11. Gap between top of meter box and brick work 12. Colorbond guttering has been scratch 13. Damp proof couse is 25mm back from front of brickwork 14. No drains installed beneath hot water unit overflow and stop ponding against slab 15. Drain between TPR is installed in a place that does not prevent scalding 16. Downpipe near bathroom is scratched 17. Rubbers under bedroom 3 have been cut short 18. Chipped brick on corner (I actually okayed this at handover) 19. Infill over dining sliding door is poorly finished 20. Brick lintels need to be repainted 21. External door hinges missing screws 22. External door furniture is tarnished 23. Door barrel to external door is not properly housed 24. External door to garage is damaged 25. Tops and bottoms of external door have not been sealed 26. Striker plate on external door needs to be moved to prevent rattle 27. Ceiling around garage door bracket is damaged 28. Brickwork inside garage still has mortar residue 29. Floor in garage has trowel marks and unfinished areas 30. Internal door hinges are missing screws 31. Bottom edge of internal doors are not sealed 32. Noticeable joins in garage ceiling plaster 33. Top and bottom edges of all timber doors throughout house are not sealed 34. Entry door hinge is upside down 35. Glazing panes on front sidelight are scratched 36. Tile grout has holes 37. Return air grille for ducted heating is in ceiling, should be near the floor 38. Front edge of shower niche is cracked 39. The lift off hinges in WC are upside down 40. The gaps around bathroom door vary in finished widths 41. Cupboard door and jambs are out of alignment 42. Bedroom window is scratched 43. Laundry window is scratched 44. Paint overspray on laundry cabinets 45. Glue residue on laundry cabinets 46. Sliding door out of alignment by 8mm 47. Fixing nails in laundry jamb have popped and are protruding 48. Gap between cabinetry and wall needs to be caulked 49. Joinery cabinet doors throughout home are not adjusted and have gaps 50. Crack above rangehood 51. Paint overspray on kitchen window rame 52. Fixing nails in kitchen door jamb have popped 53. Kitchen window is scratched 54. Holes in tile grout (different room) 55. Window sill is bowed by 5mm 56. Flexible ductwork is not supported 57. Ceiling insulation batts not fitted tight against each other 58. Ceiling insulation batts are pressed to roof/sarking around perimeter which will collect mositure and pass to ceiling 59. Batten holder in roof space has been fitted lower than 1800mm above heater platform 60. Switch for the light to heating unti is not located within reach o acess opening 61. Roof sarking at penetration of the heater flue has not been properly fixed for drainage So half this stuff, I don't even understand... but some sounds serious. Glad its been found now.
