Browse Forums Building A New House 1 Sep 20, 2016 4:27 pm Hi, I was wondering what people think is a reasonable price for a double story house (4 beds, study, two lounge rooms). Including council fees, landscaping, driveways, caesar stone kitchen bench top upgrades, bamboo flooring etc, move in ready) we are looking at $530,000 for a 336 square mtrs (not including land cost). Is this crazy?? Can people advise what the total build cost for a double story is and how many square mtrs? I'm not sure if this is a reasonable price! Thank you!! Re: Cost of Double Storey - Haywards Bay NSW 2Sep 20, 2016 10:08 pm It sounds alot but it all adds up quickly! We are currently building a custom 2 storey- 4 bed, 2 lounge, 3 bathrooms. 318m2. Lots of upgrades- tiles to ceiling, upgraded taps etc, ducted air. Contract cost is around $420k. (No council fees in this we did all that ourselves beforehand) No flooring inc. so add $7k vinyl planks and more for carpet upstairs. Add our own supplied electrical items $5k, add blinds, tiles for porch/alfresco, landscaping, letterbox, clothes line. ..... the list goes on!! I would like to think we could get out of it for $500k as we plan to do alot of the landscaping etc ourselves but as I said it adds up real quickly! If you plan it to be your forever home though (or at least 10yrs) then its not crazy at all. We wanted something that was perfect for us and our needs and we are prepared to pay for it as we know we will be here a long long time. 1 4519 Hi Kristy Around $1.7-1.8m or around $4,600/sqm. if you PM me your email I will send you a break up in a spreadsheet so you can get an understanding of the costs for… 1 9867 We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm.
