Browse Forums Building A New House 1 Sep 18, 2016 2:05 pm Well I am finally getting onto starting our own thread.... 07/12/14 - Signed tender 12/02/15 - meeting re external colours, structural selections etc 12/08/15 - tiles pre selection 13/08/15 - colour & electrical meeting 18/08/15 - signed contract 18/08/15 - plans submitted to council 20/08/15 - Tiles appointment 27/08/15 - council rejected plans as incomplete 29/09/15 - redrawn plans sent to council 15/12/15 - DA approval 08/02/16 - construction certificate issued by certifier 14/02/16 - demo completed by us 01/03/16 - Rawson completed peg out 01/03/16 - DAY 1 of 43 week build 15/04/16 - underground water tank arrived and installed 18/04/16 - site levelling, site handed back to us for retaining wall council required to be built before slab done 17/04/16 - start retaining wall 12/05/16 - site handed back to Rawson (4 weeks out of build) 22/05/16 - piers & foundations done 07/06/16 - slab poured 13/07/16 - started frame 20/07/16 - frames complete and frame invoice received 18/08/16 - started brickwork Re: KDR Rawson Balmoral 38 MKI 2Sep 18, 2016 2:21 pm Internal selections Whilst we have many upgrades, which I'd rather not think about! Admin phase was an awful process - whilst there were some great rawson staff I have to say there were a number of instances that really made it an awful experience. I shall not dwell on this and, in fact I have delayed writing this thread as I wanted to be in a positive frame of mind - I don’t want rawson ruining this experience for me...which has been a little difficult till now. Construction phase Start date 1/3/16 - After start date our SS advised he had just ordered the water tank, and we had to wait for it to arrive and be put under ground. Can't understand why this wasn't done before now - though I can’t blame the SS as he is new to rawson 070/4/16 the tank was put in...(somewhat longer than the 20 days, per our build contract, that they are supposed to be on site) 18/04/16 - site levelling done - site handed back to us so our landscaper could build a side retaining wall per council DA approval 12/05/16 - site handed back to rawson 07/06/16 - slab went down... we got pretty excited that things would start moving….. 13/07/16 - carpenters have finally arrived on site 18/08/16 - finally the brickies are on site From all of this you can safely assume I am quite disappointed in rawson - week 24 of a 43 week build and bricks are not yet complete. Here's hoping for sunshine and lots of work getting done! One section isn't complete as there is very narrow access so that is being done in parts .... our SS emailed this week saying gutter, fascia and 2nd floor roof tiles being done this week and when I drove by yesterday they had done the gutters....though roof tiles not on site yet, will do another drive by tonight the number of drive bys I do it's lucky we live so close lol here is a pic Re: KDR Rawson Balmoral 38 MKI 7Oct 13, 2016 12:45 pm The brick work looks very clean. Either the brick layers are super clean or there was a acid/pressure clean done? Either way, can't wait to see the scaffold down and see the bricks in full glory ( as I'm sure your also looking forward to seeing). Looking at the timeline, I strongly suggest you get the SS or your own inspector to check the studs and flooring are straight and level after the roof is finished. I'm still chasing Rawson about our floors upstairs. So squeaky! Argh.... Re: KDR Rawson Balmoral 38 MKI 8Oct 13, 2016 1:52 pm the bricks haven't been cleaned but our brickies are slow and steady but seemingly very good! I am worried about the amount of cement on the window frames and sliding door frames ... cautiously waiting for bricks to be cleaned... yes we have already booked Stephen Ryan to do an inspection before the gyprocking is done - supposedly about 3 weeks away Re: KDR Rawson Balmoral 38 MKI 10Oct 22, 2016 12:59 pm Thanks Katran - apparently there has been a shortage of these bricks as they are currently so popular! I chose them cause I love them and am hoping they won't date... This week saw the roof tiles go on - for the main roof and eaves delivered - its really looking like a home now I'm hoping next week sees the eaves completed and the final piece of the bricklaying jigsaw puzzle completed !! Apparently a few small things are being done but the fascia which was supposed to go up last week , then this week is now pushed back to next week. Even our independent inspector who will do a pre Gyprock walk through is surprised by the ongoing delays Oh well - will keep trying to keep my eyes on the end goal! Rest assured that now that the house is weather tight, things will less be impacted by inclement weather. Also, planning for Handover is a good thing. It's never too soon to plan. Keep adding to that list! No idea what happened - hubby had spoken to our SS last Friday afternoon ? Anyway the poor new guy is trying to get his head around all the jobs he's had thrown at him with seemingly no handover... expect this will cause another delay for us . Re: KDR Rawson Balmoral 38 MKI 15Dec 27, 2016 5:30 pm Hi Katran We are progressing quite slowly....still not completed externals.. though seems some things are being done inside (which obviously we aren't able to check as we can't go onsite ) last time my husband asked - when our SS mysteriously disappeared - they said completion expected march but that is highly doubtful but at least i know by xmas next year we will be in!! my husband has asked all our relatives for xmas day already Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: KDR Rawson Balmoral 38 MKI 17May 19, 2017 3:35 pm HI TheBear I thought I had replied however...seems it got lost - we have had a number of IT issues of late... sorry We are so very close...the area manager has done his walk through and rawson are currently fixing defects.. they have also allowed my cousin onsite to stain our stairs (if we didn't get him in now we would have lost the opportunity as he is heading overseas in the next week or so) Stairs should be done by this weekend so final fixes can be done early next week! and then we can have a walkthrough,,,,,we have been onsite frequently so hopefully anything we pick up is quite minor and we can have handover not long after that, its been a long arduous process but I can finally see an end in sight (well fingers cross anyway)! I'm in love with how all the selections have turned out....though we still have a bit to do when we have handover! To date, we have only seen the facade so please please give us a few views of the outside and definitely inside Just started the Build process for Chifley 42 with Rawson homes, will keep you all posted with the Build progress. 0 1042 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 23069 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 12689 |
