Hi guys. So we're in the (very) early stages of a KDR on narrow block in Canberra. We've been looking for designs that will fit on the block (13.1m wide x 33 long).
The block also has a stormwater easement running down one side of the block and along the back fence. Looking at some of maps, it looks to be 2.4m wide.
Does this necessarily mean that my buildable area is therefore reduced to 10.7 x 30.6? If so, it cuts down our options considerably...

I know you can't build on a storm water easement in qld.
So I think that you will have to look at narrow block designs. Maybe have a look at a few of the big builds designs and draw up your own design off the things you like about the designs.

We are in nsw and yes we have storm water and sewer easement along the back fence which is in total 5m wide and runs the length of the whole street. So instead of our building envelope being 36x18 it is 31x18 (less the required setbacks for your area and council)

Unfortunately, yes, in the ACT you can't build a house or garage on a stormwater easement - TAMS have a factsheet about it that spells it out in more detail.
That does mean that you have less space to build than you might've thought (on the plus side, the extra setback forced by the easement means that you should have fewer issues complying with solar fence requirements).
