Just one thing because I love big robes and ensuite could you enter your master through the living at the end of the house so you are not wasting any space on the hallway making your robe bigger???? It would also cut bed 3 from looking straight down into your room giving you more privacy. And it would be somewhere for an extra linen space or make your ldy bigger. Or put your w c there and that space that would be void could become a kids retreat... I had thought of having the entrance to the main off the lounge buy unfortunately my hubby will not agree to that. Actually, come to think of it, we are having trouble agreeing on most things to do with this house. The only thing stopping us from submitting plans to council is the decision about whether to build all in brick with cladding feature or all in cladding with brick facade. The cost difference is approx $20K more if we go with brick. We are building in an established area where the majority of houses are brick and are concerned that our house will not fit with the feel of the neighbourhood. Anyone built with cladding who would be able to share some pics please? We are so confused and cannot seem to reach a decision Re: Custom downslope build - Northern NSW 26Dec 10, 2016 2:11 pm Congrats on getting this far, in regards to brick or cladding it was a big decision for us also cladding has a great look and goes with that whole beachy relaxed look that I love and you have heaps of colors to paint but the upkeep is something to remember. Also with our fire rating we thought bricks would be better. Bricks are hard the Colours are great but some are just covered in a slurry so they chip and wear away. You could always render or bag but that's more money. I think check out the look you love and go with it. On the upside we have sold our house and moved into a rental so the clock is ticking. We have a lease until mid Sept. I hope that is enough time We have made the decision to switch builders which has delayed us somewhat. I had issues with the previous builder not providing clear quotes and it all got very messy - not a good way to start off. The builder that we have now is much more professional and the communication has been great so far. We have just received the new floor plan. I am interested to hear thoughts. I feel that it flows better and is more functional. All my hubby can see is less storage space to keep his things (junk) but I don't see that as a problem at all. Are our hubby's friends because my hubby stores a lot of junk too, hubby wanted the study on our plan to be a closed in store room, he obviously thinks the 4brm house with activity room and media plus a 64sqm shed next to the house isn't enough room for his junk! Plus there is only 3 of us so I'm pretty sure that's plenty of room for his junk! The builder is just finalising our working drawings and his certifier has noticed that the height of our roof exceeds the NSW height limit of 9m. They are suggesting that we apply for a variation which will cost us an additional $5,500 with no guarantee that it will be approved. I am furious because they specifically designed the house for our block and it should have been designed within the guidelines to start with. It is only 1m too high in the back left corner which covers the deck. Anyone got any ideas how we might be able modify the design to comply? I am going to tell them to change the design. My slope is like yours and with a 8.5m limit too. But yes the designer shouldn't just presume you can get a variance. Only thing I could suggest is the roof follow the slope but it would also mean shortening the patio at the rear. Tomorrow is the big day! I can't believe it has taken 6months to get to this point. Will probably take a few months in council but we are on the way.
