Need help for choosing necessary upgrades

Hi, i am new rookie there. Is there anyone can give me some suggestions for selecting 'right' upgrades? I and my partner are going to deal with Metricon to build a special edition of 'glendale 42'. The layout is slightly different.pics shown blow
It depends on what you want in your home. Some people want better flooring/tiles, stone benchtops, better facades, air-conditioning. It all depends on your taste and budget. Check out the pinned topic "things you forget"", gives great ideas on things you might want in your home
The first thing is to decide what you can afford.

If you want to duplicate the display home you will need to spend up to 50% more than the base price (see http://anewhouse.com.au/2013/08/love-the-display-home/)

For our last house we limited the upgrades to
Additional Power sockets
Nicer kitchen cupboard doors (But kept laminate counter)
Nicer Internal Doors.
A couple of Internal doors to make some areas a bit more private.

Overall we spent around $10,000 and were very happy with the result.
Choose the things that are important to you that are difficult or impossible to do after handover.

Structural things like higher ceilings. Bricks. Roof cladding. Insulation. Window location and size.
Add doors where you need doors.
Electrical to downstairs if building two storey.

If you have money left after those things look at "cosmetic" upgrades in order of how expensive they are to do after handover.
Second the above.

Structural changes 1st, then things you'll notice if you don't have, then cosmetic things.
First three choices for me were higher ceilings, țhen extended bedroom just 0.5m to one wall (similarly did this for daughters bedroom), then ensured I had windows as per display home. After that upgrades were stone worktop, double oven, flooring, kitchen sink and tap, etc

1.2740mm high ceilings to first level and 2440 to 2nd level
2.Double glazed windows by Trend due to Acoustic engineers certificate
3.Poly bathrooms with 20mm cesearstone
4.Cairo 3 step cornice for main living area downstairs and normal concave cornice for ceiling upstairs
5.Floor to ceiling tiles to ensuite, bathroom and powder room
7.2340 Door throught out level 1 and 2040 doors on level 2
8.glass balustrades with stainless steel to void and staircase
9.A shoe room and or storage underneath staircase
10.SLiding mirrors for all built in wardrobes
11.Insulation for walls and ceiling + rockwool soundproffing insualation to cinema room
12.squareset all niches and bulkheads + Dropdown ceiling in kitchen
13.Poly kitchen with 40mm caeserstone and mirror splashback
14.Custom dwarf wall for future electric fireplace
15.designer door handles, mixers and tapware
16.Blanco kitchen appliances
17.HILLS Reliance Alarm package
18.SWANN CCTV Cameras all round
19.Futuro Intercom/doorbell up and downstairs
20.Laundry chute from ensuite to laundry
21.Quantum SOlar Water system instead of electrical variation.
22.SATURN Series Light switches throughout with blue led.
23.Softclose drawers to kitchen and bathrooms
24.Sensor light in hallway turns on light for staircase and hallway.
27.LED DOwnlights throughout living area up and down stairs.

POST HANDOVER
AMber tiles ledgestone for feature piers.
Bamboo upstairs and porcelain tiles down stairs

Hope this helps


Anything to do qith structures , such celing height, windows , doors and electrical points are important as you will struggle to change later and will cost more.

You cam always chnage wall colors later. Aircon if you use it a lot is another one.
