Long drawn out process before I won't bore you with.. Now at PCV stage and they have added 20k on for slab/footing pierings. Anyone any idea about the sort of stuff? Our initial soil report said no slab pierings req but we had to get a slope stability report by geotech engineer which came back low risk... Hubby n I not in trades/never built before help.... If yes then the slab will have piers and hence the additional cost. To me the $20k looks huge. Whats your soil type ?. Also what is the exact breakdown of that $20k? Re: Trinity lux plantation homes qld 4Sep 12, 2016 4:32 pm It's basically a site scrape taking 300mm off front pushing to back of build pad.. S class soil. Soil test said footing piering to weathered rock req but no slab piering req. now received the slab design and same engineering company now saying slab piering req, the report dated 29/7/16 we only just been contacted and we have been asking different things about covenant approval etc and poor communication. Asked for detailed costings to be sent today but csa just emailed to say she will meet her manager tomorrow... And so it continues.... Re: Trinity lux plantation homes qld 5Sep 13, 2016 9:39 am That's quite surprising that they can't provide you a good justification of site costs. With us the costs were quite justified. With a "S" class soil type , I wont expect the site costs / slab costs to be that high. Also the cut and fill on your site is quite less . Ours was H1 type soil and we paid close to that amount. Also for a Trinity ( double storey ) the build pad wil be smaller as compared to a single storey hence the slab will be smaller. You should definitely question the amount in detail. Handed over to construction and we got a bit excited.... Still waiting on call from ss... We'd called construction admin last week who advised ss had looked at our plans and would call us this week... Went to our block the other day hoping they may have just not called us about starting.... No such luck no Portaloo or fencing... Here's hoping construction faster than admin stage and more communication... I felt exactly the same way when the handover was happening between Admin & Construction but once they started siteworks it has been full steam ahead so hopefully yours is the same! Slab before Christmas and frame delivered January 11th. Now upstairs downstairs and roof a frames all done. Fab to walk around it ? Extended our rental till end may...
