Browse Forums Building A New House 1 Sep 10, 2016 1:36 pm Hi all
We are building the Denver 29 with Metricon in NSW and are so incredibly happy with the process so far. We have finalised our changes to the floor plan and are waiting for our plans to be sent to council for approval. We made significant changes to the original floor plan to modernise it. Originally we weren't sure whether to go with the 32 or the 29. We decided on the 29 and inserted a study and a butler's pantry. We also pushed out the back walls in the kitchen and family as well as the side wall of the main bedroom. Land size: 5 acres Frontage: 104m Re: Building the Denver 29 with Metricon 2Sep 10, 2016 1:52 pm Following sounds like you've had a great journey so far! How big is your land? I'm sure it's going to be a stunning home Have you done colour appointment yet? Metricon have been fantastic! After going through various builders early on (MacDonald Jones, Coral Homes and a local builder), they have been efficient and have had excellent customer service. Let's hope they live up to their rating on quality. Our land is 5 acres. We have a building envelope that we are applying to extend so that we can fit our home Colour studio this Monday and Tuesday! Re: Building the Denver 29 with Metricon 5Sep 10, 2016 8:42 pm Looks great Jessica, I love all your changes Fingers crossed they extend the envelope Re: Building the Denver 29 with Metricon 6Sep 12, 2016 2:08 pm jessicagauci kylz4 Our land is 5 acres. Ours is 30x30m on a larger block than yours... it's crazy! Re: Building the Denver 29 with Metricon 7Sep 15, 2016 3:49 pm It sure is crazy!!!! Have you put plans into council yet? Our contract says that Water NSW are the ones that approve or deny a building envelope for our block. Good luck with yours! I will let you know how we go Re: Building the Denver 29 with Metricon 8Sep 15, 2016 3:53 pm So we visited Studio M to choose all of our colours on Monday and Tuesday. That was the most stressful experience! The staff were amazing though the whole process was a little overwhelming. I believe Metricon should have more tiles on display in a showroom format or at least have photographs of the tiles in an actual bathroom. Having them render our actual house in 3D with our chosen colours and finishes would have been great. Photos of our colour choices to come! I will let you know how we go Our land isn't registered yet (expected to happen in November / sunset date January). We also haven't settled on a builder as yet, this w/e we will be meeting someone from Metricon, although my wife isn't a huge fan of the Denver plans for some reason. Where in your contract does it say who sets the building envelope? I'll have to check our own. Nice colours - and that long mirror in the bathroom example looks great. I'll put that on the list of wants. Re: Building the Denver 29 with Metricon 14Sep 17, 2016 9:45 am gkc jessicagauci It sure is crazy!!!! Have you put plans into council yet? We drove to the Hunter Valley to see a display of it and they have just recently built a display in Mittagong (you may have already seen this). In our contract it is in the 88b - a little tricky to find. Thank you! Re: Building the Denver 29 with Metricon 15Sep 17, 2016 3:51 pm jessicagauci gkc jessicagauci It sure is crazy!!!! She is hell bent on the Bronte - has been ever since we went through the one in Braemar (we happen to live very close to that one). I agree (with literally everyone), it is a very nice home. Having said that it is a very high spec display and is the only acreage style display home we have seen. We meet with 'Barry' from Metricon at Shell Cove tomorrow. I noticed last night in our 88B that the 'Prescribed Authority' for 'Restriction on the Use of Land (building envelope and site classification) is WSC. I'm not sure that they will be any better or worse than NSW Water, but it may mean you and I have different outcomes. I also noticed that even though our building envelope is clear of the bush fire zone per council maps, our 88B states we must build to BAL29, which sucks! We loved the Bronte and I'm not one to turn people off something they have their heart on due to my own experiences. Though, just be really careful with Mac Jones. We found that costs continued to rise way out of our price range with the Bronte, even for the smaller one with little upgrades. Barry is awesome! He was our sales consultant and we absolutely love him! Tell him Jess and Mick from Hilltop say hi! Ahh! Good luck with that! I think we will have different outcomes but I really hope we can both extend it! How big is the home you are looking to build? Keep us updated on your decision and progress! We want to go big, no so much for ourselves but for resale (irrespective of when that may be). We may well end up with the Bronte layout which is on display, but minus a few of the extras. We went back to MJH today, as Barry rang trying to get us to put a deposit down by Sunday to lock in free upgrades (it's a little early for that though). They are going to do a site inspection and quote for us next week hopefully. I plan on talking to a few different companies and hopefully picking the right one. If we build the Denver we *think* it will be the 45 modified... but we have to wait and see what everything is really going to cost. Have you looked into septic and water tanks or will you be connected to town water and sewer? Re: Building the Denver 29 with Metricon 18Sep 29, 2016 10:01 am gkc jessicagauci Haha! Ah I hate it how builders try to lock you in like that. That's a great idea! We have. We are going through Panthers concrete tanks http://panthersconcretetanks.com.au And a really nice guy named Gordon is doing our excavation 0412 680 654 For the septic, we started going through BioSeptic, though our neighbour went through someone else who was great and a lot cheaper. I will get the details off my partner and send later this arvo Re: Building the Denver 29 with Metricon 20Mar 25, 2017 8:45 am Unfortunately our file has been held up in Water NSW and council for ages. Our DA was approved late last year and the builder was going to start early Jan but we decided to change the position of our home because it looked crooked. So we had to submit a 96a application which is an amendment to the DA. Hopefully we get some good news this week. Ah it's a long process isn't it!? Hang in there, it will settle before you know it.
