I'm not looking forward to the yearly staining I have to do to keep it maintained. We were going to go charcoal but it just didn't match the bricks and roof. Re: Building an Aegean230 with Mainvue. 144May 30, 2017 4:52 pm Ok, so tender has been booked in for August. I know it's only a few months away but I can't wait. Also if anyone has Steph for an admin she has been great with us. We've sent emails every second day and she has responded within 24 hours. Hope the rest of the build goes the same way. Re: Building an Aegean230 with Mainvue. 145May 31, 2017 8:27 pm Firstime - You have the same admin as me - she is brilliant! Congrats on tender being booked - one step closer to building - YAY! Congrats on tender being booked - one step closer to building - YAY! Isn't she!!! I've sent her nearly daily emails and she is so quick to respond. She's also spoken to my original Sales Consultant to organise a few other additions. We gotta wait for our block to title before soil and survey test which may hold up tender. Really want to see the extra costs for our stairs, master room doors and theatre/study variations. Unfortunately we're both getting use to this thing called waiting. I've spoken to my admin to make sure that they are all over the developer requirements to minimise any knock backs. Can't believe your estate allowed soil and survey tests before the land was titled. We had to wait until settlement before they allowed Henley. Actually currently they have allowed only bank valuers on site because they still have to apply for compliance. follow my build Arden homes Votivo 37 iin south east: https://forum.homeone.com.au/viewtopic.php?f=31&t=88622 Re: Building an Aegean230 with Mainvue. 151Jul 18, 2017 8:15 am firsttime_homies1401 pEast That's good / that will allow you budget once the site costs r done before tender Plus u can also check with your estate whether they allow u to submit landscape plan so that u can get it approved and then give it to your builder - could save you 2/3 weeks after wards I just got my landscape plan back - they wanted small change like getting the tree a bit towards the centre and forgot to mention the fence height and labelling like - made up of timber and capped Not looking forward to submitting our plans to the developer as I've heard they're super picky and take ages to approve if you have to resubmit. Henley assured me they had added everything but things weren't added so we got knocked back!! If it wasn't for that knock back we would most likely have a frame by now! Ah well at least we have started anyhow! Thats the main thing! I can't believe how far out they are booking tenders and contracts!! As they say it is 6-8 weeks after contract signing to go to site! But apparently once your at construction it's not all that back logged! We were told it was going to take 2 weeks to have any action on site however it was a seemless transition! We got the cal on Friday and our temp fencing went up yesterday with site cut due for tomorrow! So they are going to be moving quickly Re: Building an Aegean230 with Mainvue. 153Aug 17, 2017 7:04 am Awesome news! Congrats! Like your house designs and colour choices. We're right behind you on tender - have our appointment (Aegean 38) on the 25th, but no diagrams until next week . We've been to tender with another builder twice on the same build before switching to Henley and it's a long, long day. Hope yours goes really smoothly and there are no "accidents" or unexpected shocks. Re: Building an Aegean230 with Mainvue. 154Aug 17, 2017 7:33 pm Finally at tender - it's good to get the initial pricing, the only thing that raised our eyebrows was the site costs. How did you go or are you still in shock? Re: Building an Aegean230 with Mainvue. 155Aug 17, 2017 8:16 pm SAFA1 Awesome news! Congrats! Like your house designs and colour choices. We had Noel and he was fantastic made the day super smooth. We very nearly signed up with Carlisle and it was neck and neck with Henley. I've heard of a few people jumping between builders. Did Henley give any credits for the money you lost with the other builder? How did you go or are you still in shock? Actually Rachel the day went better than we could have expected. A lot of our upgrades came back cheaper than the price book they gave us on the Cosham info day. The prices for the extended landing to the stairs, extra shower head, Smeg upgrade was way less than what we budgeted for. The most surprising thing was we were provided lunch and proper coffee . Also with our fall being approx 1.3m we thought anything less than $30k was a win so when our presenter told us site cost was just over $18k I nearly fell out of my chair in (good) shock. That's not bad! Savings...or budget for more lighting ? For a KDR they're estimating around $40k but short of them needing hazmat suits and gold-plated equipment I can't understand why! Fall is less than 1 m and I have reasonably stable soil - hopefully it will come out closer to yours. Our presenter is Tony, but they switched our Cosham presenter on the day so it may change. That is a very good price for your site. I had asked Henley for a quote for site cost for a block in hunt club last year with similar fall side ways and it was around 30 to 40k quoted. Since u budgeted 30k it means those 12k can go on nice upgrades. I think mainvue were giving last year double glazing free which means come contract time u may save money again for raised ceilings - it cost us around $1200 to upgrade the batts for meeting 6 star rating - Arden gave double glaze and awning windows free to bed3 and bed4. So when is your contract. We r still awaiting compliance and having signed our building contract almost 3 months back growing a bit impatient. It will be interesting to watch I think our build might start around same time follow my build Arden homes Votivo 37 iin south east: https://forum.homeone.com.au/viewtopic.php?f=31&t=88622 Re: Building an Aegean230 with Mainvue. 159Aug 20, 2017 2:42 pm Firsttime - we got lunch and coffee at our colour appointment - had others watching and wondering why we were being fed and watered, so to speak and they weren't. I think that it's part of the Mainview - Henley Reserve treatment. Tender and contract we were in and out in a couple of hours for both, so no food. What took the longest for contract was signing each and every damn page for a few copies of the contract. Well done on the site costs - that amazing! Scott Lol Scott, they break down the cost of the site expenses at tender so it gives you a good idea how they can up with the final figure. In saying that I questioned a few things as they seemed ridiculously expensive. You'd better be getting a slab made out of gold for that price . KDR are notoriously expensive for site costs due too so many factors (neighbours trees, demo, 2nd soil and survey, boundary survey, traffic management, overhead power etc. Make them justify their prices and even get a few quotes to see if their costs are reasonable. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110572 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
