Browse Forums Building A New House 1 Sep 04, 2016 9:39 pm Hi all, We are first home buyers, planning to build on the Sunshine Coast. We plan to live in our home for at least 3 years before likely moving back to Brisbane, and we then plan to hold onto the place as a rental. We are seeking suggestions on where/what to look for. Our budget for house & land is $500-600,000. One option is to buy in Sunshine Cove, small (~200msq) blocks and build a two storey terrace house. The benefits of this would be proximity to the new planned Maroochydore CBD, not too far from the beach. Cons are small size and proximity to neighbours. Also at our budget we couldn't really go for a waterfront block. Another option is a slightly larger block in Caloundra South/Aura, another new development. We could get a bigger house here on bigger land, but it's further from most things and truly designed to house the masses. Next to that is Pelican Waters, slightly more prestige but again, at our budget we need to accept the smaller houses on less-prime blocks. So, do we go for the terrace in the slightly more favourable/metropolitan area, or the slightly bigger build further from the action? What are your opinions on the smart investment here? It will appreciate more than a townhouse and the rental returns will be higher. It will also be more versatile for renters - you don't want to exclude half your prospective market...
