Hubby & I have never built before, we always have brought established homes. We have taken the plunge and purchased a fabulous block in The Break of Secret Harbour, 748sqm, that is 4 houses away from the beach. The house is a custom design and having never built before, I would love your thoughts or suggestions on our plans before we sign the final contract. The entire house, including the garage & alfresco is 362sqm Our wish list included - A massive dressing room with makeup station, this will be added next to ensuite. Any advice? 2Sep 04, 2016 9:48 pm Your plan is fairly similar to ours, just on steroids lol. I can't see the plan fully as it's quite fuzzy. Is the block fairly square? We personally had the garage on the al fresco side of the house and had the 'dead' sideboard the house 1.5m from the boundary on that side (on the right side which is the same as yours, where the laundry and non living area and all fresco side). The design is set around The Resort with Highbury homes. Ironically, we've shifted the pool location so we could've had it after all. Any advice? 12Sep 05, 2016 1:28 pm The only thing I'd (personally) change is the window in Bedroom 4 - I'd shift it slightly so it looks more centred to the room, right now it looks a tad closer to the wardrobe than the opposite solid wall (we forgot to check all our windows were centred so the bathroom and one toilet window are off centre - oops!) I definitely agree with getting a roller door at the back of the garage. I love the area you've got for a make-up/dressing table - definitely something I would've loved if we'd had that bit more space in our plan. Our block is North facing, 4 houses from the beach and originally we had the alfreco area facing the beach side, after visiting the block on a fairly windly day, and almost getting blown away in the process!!! we decided to flip it so the alfresco will have some protection from the house in the windy weather. Now after reading through several threads regarding layout for north facing blocks, im completely confused about what should be where ???? for better cooling, heating, direct sun, natural light and so on........... wow we haven't even started the building process yet and im already second guessing everything! The block on our left is vacant still and the block on the right has a single storey, currently no one behind either. What do you think????? We originally looked at purchasing a block in Spyglass, it was on Barrenjoey. We have lived in SH for 15 years and really love the area.
