Our site cut starter early June and now in September we now have frame, Windows, roof and all plumbing and electrical done! Bricking shall commence on the 5th of September! Re: New Build with Henley ( Palace Q1) 11Sep 05, 2016 5:48 pm Yes we did some upgrades *Under stair storage access from garage. * We went with the Grange Facade because it has a balcony * Square set plaster to corner's (Downstairs Only) * Shower Niche to both showers * Front door Pivot system * Boutique skidding doors both upstairs and downstairs * extra Cabinet space to island bench * 40mm stone benches to kitchen only * Butlers Pantry sink * Timber and Glass door to Butlers * Laundry Cabinets and bench * Garage width was extended and roller door for rear access * Luxury lighting * Gas and water line to alfresco We have the window splash back to kitchen and butlers. Not sure if that's an upgrade now, but I'm glad we have these windows as they allow a lot more light to the kitchen area. Flooring we will do after hand over. Henley will only do wet areas for our build. Also AC we will arrange after handover. We were pretty impressed with the Palace and we didn't really need to change too much, which helped keep costs down. Didn't know there was an option for under stair storage. I might look into this. We didn't upgrade much in ours same as you we went with the 40mm island only. We also went with the wooden staircase. what did you go with for your stairs? I did look into the extended garage with single roller door at the rear but i think it was over our budget. If you don't mind me asking how much was this upgrade and also the under stair storage? The window splash back to the kitchen and butlers are standard and so was the niches to both showers. we had a promotion for free evaporative aircon which was great but for $1000 more you can upgrade it to the refigerated which we did. We just had our electrical appointment last week and upgrade to downlight only downstairs. It's great to see others building the same. please post some more pictures! We are currently going through the process of building it and we have made som huge changes in the kitchen as we were not too impressed with the limited storage options We are also adding a storage section to the back of the garage (depending on cost) we have also decided to add a window into the ensuite shower which will open to allow better flow of air, we have extended the ensuite vanity so that it is longer and moved the window from the end to the middle of the vanity we have also raised the cieling height is was only 3k, add the pivot door, raised the height of all the doors on the ground level We are also going with the urban facade as we liked the size of the balcony on this one a bit more to the grange facade. Not sure how much credit it was, but it is cheaper. We built with Henley twice before this and our last build has timber sliders but we didn't want to deal with the upkeep of timber. Base $299k......Tender $508k !!!!!!! Can't believe cost of timber flooring for 7 bedrooms, leisure and hallway $20k for cat2A!!!! Does that sound right???? Will be questioning it tomorrow. As for the under stair storage, hubby said it only cost an extra couple hundred just to do the door. Internal walls to under stair storage will not be plastered by Henley. We will do this afterwards as hubby knows how to plaster. Staircase we are planning to do carpet as we have young children. Yes no timber window, all aluminium. Would any one know if Henley Homes is a good Builder to use I seen many reasonable but also many poor reviews With so many builder going bust I thought they would be a… 0 311 Thank you so much everyone.
