I am planning to move in for the first year to get the grant from the government and rent it out straight after. Which upgrades do you reckon I should include to make sure it will be a bit different from all the others and will be rented out quickly? I have already included 900mm appliances, stone bench tops in the kitchen and bathroom. What about higher ceilings? Is it worth to spend +$4000 to move from 2550 to 2700? Anything else? Important things for myself as a tenant are Ceiling fans aircondtioning Fenced yard. I don't think higher ceilings are worth it in the rental market. Thanks I'd include the higher ceiling for future proof if you want to sell it doen the track, as it's not something you can just add after. As a tenant I personally wouldn't care about high ceilings (more expensive to heat) but would definitely want heating and cooling, preferably ducted but at least sufficient reverse cycle or gas wall furnace. I would also want reasonable internet so maybe making sure it's wired to support that would be a good? I'd focus on heating and cooling.. easy maintenance yard.. blinds.. LED lighting..more tangible things. High ceilings I wouldn't worry about. Dishwasher definitely. For your benefit I would make sure you have proper paint and not the crap that builders use. This won't form part of a wow factor for tenants however it is worth you paying extra for as it will mean less marks on walls down the line. Cheap watered down builders standard paint marks so easily and if you remove the marks that in itself leaves a mark. So proper washable paint is a massive bonus for you. Lastly, decent window coverings. Cheap plastic venetian blinds do not last long and bend and crease so they'll look crap after one tenant and are hard to clean. I much prefer curtains in a rental. As the are a lot cheaper to replace ( If you buy cheap ones in the first place) But that's totally personal preference. He uses dulux wash and wear and exterior paint. Gives tenants a really hard time keeping walls clean, dramas at end of leases and shortens the time between full repaints for the owner to keep the property presentable and therefore ultimately easier to lease again. Storage is also important to me. Idealing there'd be hearing and cooling in the bedrooms but not a deal breaker. Definitely would be a big plus tho. The last house I rented had two zones - all four bedrooms and the other was for all living areas and the electricity bill was horrendous. When I wanted to cool just one bedroom - all 4 would be cooled. The other things I use to look for are lots of bench space in kitchens. It's so annoying trying to cook in a kitchen with minimal bench space. Appliances take up space. Now in my own home I have a 3.5 metre clear bench (Caesarstone) plus another 3x 1 metre spaces throughout the kitchen. And a big pantry - double door or walk I. My last rental had a single door pantry with a microwave shelf in between - too small. Other things - fans, security on all windows and doors. Side gates. And decent grass and gardens. Not weed ridden.
