I know a few members did glass balustrades from outside, but what about the staircase itself? we are looking at this featured cantllevered staircase which is attached to the alluminium window, not to any wall. We were expecting this upgrade around 20k but was quoted over 40k+ including glass balustrades here and the void (as it is in the photo)!! Just wondering what are your opinin/ experience regarding getting wooden feature staircase done from outside. Is it possible? Would it be any cheaper getting the stairs done separately and glass balustrade doen seperately? Having a timber staircase will also mean you must install a reticulation system for termites separately. If your builder does it for you they usually include it for free. In addition I'm not sure why yours is going to cost $40K. I'm building the Waldorf 50 with Eden Brae which is one of the biggest homes they have and we are using Vic Ash timber for our staircase, having it stained and we paid about $4K on top of the standard inclusions. For the glass balustrades it should only cost about $12K which is what Eden Brae quoted however as we are thinking of having a family of our own glass probably isn't the best thing to have in the house as a balustrade. I have stuck with the standard and spend the $12K on upgrading other parts of my home. If there is anything wrong with your house structurally they may blame the people who put in the staircase separately and in addition think about it how are the tilers going to get your wet areas or showers done if they isn't a staircase. Your Occupation Certificate (OC) won't be issued due to safety concerns and the builder will not allow outside trades people who have no association with them to do the work prior to handover.
