Browse Forums Building A New House 1 Aug 22, 2016 6:52 pm We are building with ContentLiving and due for Practical Completion Inspection within few weeks.
We are surprised to hear that they are adding $2500 Kerb and footpath repair cost to our final payment. Can they add the amount without raising the variation? We believe, we are not liable for any damage during construction process. Footpath and kerb damage should be covered by builders insurance. They mentioned that the footpath and kerb is not strong enough to withstand the construction and vehicle load. The builder said they can fix the Kerb for $2500 or we/owner can fix it but and the builder will refund us after getting Councils written authority. Looks like either way they are demanding us to pay for their damage We are really disappointed. This is another nasty surprise from our builder. Any advice and tips should be highly appreciated. Re: Footpath damage during construction, please advise 2Aug 22, 2016 7:48 pm I picture it the same as them hitting a power pole outside your block. You wouldn't have to front up money for that. They broke it. Re: Footpath damage during construction, please advise 3Aug 22, 2016 7:56 pm How is this your issue? If one of the builders trades did it then they need to fix it. If the builder suspects sub standard kerb they need to fix and take it up with the council themselves. Unless there is a clause in the standard HIA contract about it maybe? Re: Footpath damage during construction, please advise 4Aug 22, 2016 10:07 pm I wouldn't pay myself - like someone said, they did the damage not you and I would expect them to repair it. Don't many builders pay like a footpath kerb bond to cover just this reason - if its damaged council use the funds and if its not the council gives it back. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Footpath damage during construction, please advise 5Aug 23, 2016 1:03 am ContentLiving called and forcing me to accept the $2500 repair cost. They mentioned the footpath was 80mm instead to 100mm which was not fit for construction load. They have booked a meeting with one of the managers. Sure enough we got both back as a credit variation to our final invoice. Your situation doesn't sit right, if they are saying the engineering was insufficient they should be taking that up with the shire IMO. Water Meter Stolen!! Builder said we have to pay for the new meter I think the house is still under builders possession so they should be liable for any stealing or damage. Very stressful situation. I have called the Shire and lodged a ticket regarding the Kerb damage. Awaiting for their response. It's pretty much always your responsibility if a water metre is stolen and unfortunately it happens a lot. I built with CL and would urge you to read your contract word.for.word. it's all in there. Re: Footpath damaged, Water Meter Stolen during construction 12Aug 25, 2016 1:42 am I'm building with CL as well, and just received the final invoice. They credited back the edge protection and earth work costs. I did not expect I could get it back as I had checked our kerb, there was a crack. But I've checked the whole street, every house got a crack kerb including a vacant land.
Re: Footpath damaged, Water Meter Stolen during construction 13Aug 25, 2016 1:44 am And someone broke in our house, the gas cooker and the oven have been stolen. SS said someone forgot to lock the sliding door. By the way, anyone got idea how I can deal with the sand? We have landscape package, but they require us to level the sand below the ground 30mm. Thanks. Re: Footpath damaged, Water Meter Stolen during construction 14Aug 25, 2016 11:54 am lilyzhou And someone broke in our house, the gas cooker and the oven have been stolen. Thanks. Sorry to hear about the break in. The loss should be covered by the builder as your home is not yet delivered. Can you give advice on how to get missing certificates needed for a form 21?
