The base price in 2014 was $600,000 for the Bordeaux. I should have asked what was including in that. Then I would have understood why it was $600,000. Seems like these final small fixes takes them forever to complete. Jobs just not big enough for tradies to bother coming back to fix in a timely manner. It was his last day before going on leave for 1.5 weeks. All up it consumed roughly 5.5 hours. We just went through each room in the house and my Supervisor was armed with a roll of blue tape where he placed on areas that were deemed to be defects. He did most of them for me and I was there to point out any additional items that I saw. It was tired and it was getting late. My supervisor retracted a few things that he previously agreed to and I wasn't too fussed so I just let it slide. I didn't want to create any unnecessary delays. M didn't install me a shower grate in one of my ensuites so I just agreed for them to give me the credit back as it would of meant having to re-tile and waterproof the area again. The butlers pantry was meant to have square set ceilings however they installed the standard cornice. I agreed for them just to install the Sydney cornice over the top so it matches the rest of the house. I had 9 pages of defects and my supervisor said that it was one of the longest lists that he had. Most of the issues are minor like patching up paint. The major item for me was that they did not install insulation in certain areas. i.e. in the garage and portico ceillings which is just under my master bedroom. I took some photos of those areas before plaster for my records. A whole heap of insulation fell off the garage ceiling due to exposure to the elements. I had to prove to my supervisor that there was no insulation and the way I did it was by bringing a stick and poking it through one of the scaffolding holes which they forgot to patch up upstairs. The stick hit the garage ceiling. Another area where there was no insulation was between the outdoor roof space and the rear bedroom wall. I told my supervisor to install these ages ago and said that I had my eye on it. One day I was fortunate to witness the plasterers installing plaster on that area which had no insulation. This made me believe that the 2 areas under my master would of lacked insulation too. My home presentation was meant to be done after all the defects were fixed from M's internal QA report however to save time my supervisor just booked me in. Not everything was ready, like appliances, hot water, heating. The electricians only managed to turn on the power for the house today. The house looks so much better with the lights. My supervisor has agreed to give me the keys on the 12th of May which is 2 days after he comes back. Hopefully most of the items are addressed. It is expected that M will continue to fix things after handover. The delay would be weeks if not months if I didn't take this approach as items such as cabinetry take forever. This is the same approach that my friend took who has the same supervisor. He has also let me book in my carpet guys the day before handover. Ideally it would be good if everything was fixed before handover but I've waited long enough. I have furniture waiting to be delivered and my leave has been eroding away. I reckon I'll be in before you Dulie. Oh boy by reading all you said is making me dread the building process already. But then I'm thinking you will get 'this with every builder now days. And I would rather build then buy established. I thought that pci meant house finished and ready to be lived in (as you wanted it) and you the owner does a inspection to ascertain everything is to your satisfaction. And from what have read, you have a lot of cabinetry work.! Congrats on getting this far..but personally in a year (or so) time when it is my turn I am not moving in until everything is done in my place. I am not going to be chasing them around trying to get things done that were supposed to have been done months earlier. An example is the insulation at your place that should have been taken care of at the start of the build. And if you did not mention it you would have no insulation for those places. Insulation you have payed for! After all it is not that you crunched them on their asking price for the house build. You paid what they asked for and you expect the items to be complete as paid for. It seems that we the building consumer has let the half done job become the norm rather than the exception. Finishing my rant... your house looks great. A jewel in your street. The house is meant to be complete and I don't think what my supervisor is doing is the norm. I've had a friend who had to wait 3 months for her house to be finished after the PCI.I'll be monitoring the progress over the next couple of weeks to see if the home is in a condition that I'll accept handover. This does not mean they won't fix any outstanding issues, it's just that they'll have to continue doing it after I move in. The bulk of the cabinetry is done, it's just the defects and some missing infill panels. My understanding is that the Cabinetry business can't keep up with all the demand atm.I would hope that the major defects are fixed before handover. I don't think I have that many major things that would be hard to fix so I will make a decision when the time comes. I still have to receive my Occupancy Certificate as well. If I had to wait 2 months that'll cost me an extra $5k in rent and also drive me nuts knowing that a house is sitting there waiting for me to occupy. I went to the house today and played with all the lighting and also did another inspection to see if I missed any defects. I found a few more and just ripped some blue tape from existing ones and stuck them on. I took a photo of every room so that I have a record of all the areas that are marked as defects. I'll cross reference them to ensure they've fixed it late. My fancy pancy electric overheard doors are working now.
