We have allocated $30K for Solid Herringbone floorboard and thinking of $30-35K for floor to ceiling tiles.

What's your change in the outdoor room that makes it 60sqm? Is it an extension out longer as we are thinking of the same. Also, can I ask how big is your pool and how much do they charge? is it fibreglass pool? Many thanks for the post and keep posting we are thinking of the Bordeaux 50 at the moment but see how the budget goes. Which options did you choose or left out? Also, we are new to building as well, how much was your demolition and which company did you use? sorry to ask many questions as we are new to building and are first home owners with young children Hi aussiemunchkins, Yes, the outdoor room is an extension of the standard one. Please see the area within the red section showing the extension. I insisted on hebel rendered beams. The pool is a lap pool and is 12m long by 2.5m wide. It was quite an expensive fibreglass pool at roughly 66K. 10K was on the infloor cleaning system. You can get them much cheaper by using cheaper equipment or going to another pool company. I knew I was paying a premium using Compass Pools which seems to have a good reputation so I thought I'd play it safe. In regards to demolition, we used Melway demolition. It was roughly 13K Make sure you include a asbestos clearance certificate in the deal. We had to get them back out their to pick up all the asbestos peices that were visible after the rain settled down the soil. No worries about asking so many questions. I know what it's like going through the pre-build process so I'm happy to help out any way I can. I wished I had someone who could of helped me to decide a lot of things prior. I hope that helps. I am currently in the pricing process of building my own home with a smaller boutique builder. Did you have any problems with Metricon and having Compass Pools install the pool prior to the slab being poured? I have been advised by them that due to onsite insurance restrictions, no other persons are allowed onsite other than their on contractors, and they only have one pool supplier they use, but they only do concrete pools. Did you have to speak to someone higher up in Metricon to get the sleeper pool approved and installed? Im very interested in the self cleaning system as I have heard good feedback from them. The pool is a big deal for me and the family and don't really want to be stuck with a high maintenance concrete pool. Hi Renman, I checked today and didn't see any obvious articulation lines on the front facade. My engineering drawings show that there are a couple of discreet articulation lines so I guess they've just rendered over them. The side elevations have visible articulation joints though. Those lines in your photo are pretty obvious. I've seen the articulation joints on other bordeaux facades however they are more discrete due to the large parapet mouldings and windows. Metricon did not restrict which pool builder I went with. They just required me to give them the pool plans so that they could facilitate it with extra piering for the house since it was close to the home. They also required an engineered pool cover that meets OHS. If you want the pool to be built prior to the builder starting, I'd suggest you get the pool company to install the pool as soon as your builder has given you the final site plan. The site plan will have the elevations for the slab which the pool company should be able to match. That was my concern regarding building before the house. Compass did a good job as the elevation was within 10cm of the level of the outdoor room slab. Once the house is built you can just get your pool company to come back onsite to plumb it all together and bring the pool to life. I've had a friend built with Compass and he got the in floor cleaning system and told me he's never cleaned his pool so I did the same. It's about 10K though. Hope that helps you. I did notice that half my powerpoints and light switches in the wet areas are white and not brushed aluminium but I am assuming that they'll just fit the cover plates on later. Things have slowed down a bit and I'm eager for them to get it all done. I'm hoping for handover next month but I'm guessing it'll be in March some time. M raised an issue with me late last year regarding the fact that I can't have a gas stove in front of a timber window since it's a safety hazard and doesn't meet plumbing regulations. Funny thing is that the house comes standard with a timber kitchen window and gas stove. I've told them I want a induction cook top instead to resolve the issue so now they have to work out how they'll get a new 32amp powerline to the stove area without compromising all the plaster work. What is a concern is that other Bordeaux having the expansion joints as all Bordeaux use hebel. All my TV niches have the marble surrounds installed now. I'll be getting someone to install grey mirror panels to cover up that plaster area after handover: I've already bought 2 65 inch TV's to fit into those niches. I measured the width of the family room TV niche and it's only 3cms wider than the TV so it's going to be a very tight fit. The sitting room niche is bigger so shouldn't be an issue.
