Browse Forums Building A New House 1 Aug 17, 2016 8:31 am Hi, If I understand correctly in most cases people get their detailed drawings after they sign the contract. Has anybody managed to get them before signing contract? It feels like it is a very important document and I'm not sure what level of influence I will have once the contract is signed. Thoughts? Thanks Re: Getting detailed drawings before contract 2Aug 17, 2016 3:37 pm I doubt it especially if they are custom plans. Constructions drawing cost thousands of dollars and no company will pay for that without your commitment. You might be able to sign something that says you will pay for the drawings if you don't go through with the contract. Re: Getting detailed drawings before contract 3Aug 17, 2016 5:19 pm Depends what detail you are referring to. We paid a deposit with Gj Gardner and then they provided us with detailed drawings and changes etc. Re: Getting detailed drawings before contract 4Aug 17, 2016 5:45 pm @buildingonup I'm talking about the 20+ pages with electrical plans and so on. By deposit you mean the 3k before signing the contract ? Re: Getting detailed drawings before contract 5Aug 17, 2016 6:27 pm We are building with sjd homes and we got all full drawings before signing the contract. But we paid for these as a soil test needs to be done. Before we got them, we paid $5k. This then is taken of the cost of your quote. Not sure how others work. We signed the contract about a month ago only after we were happy with all drawings and quote, with a finance clause. Hope this helps. Re: Getting detailed drawings before contract 6Aug 17, 2016 7:03 pm My builder offered them but said my $1000 deposit would then be void as they cost that much at least. I've now signed contracts & waiting on finance before getting plans done Re: Getting detailed drawings before contract 7Aug 18, 2016 1:41 pm Depending on the builder.. dale Alcock wanted us to pay 3k to see the changes with made on the plans. We didn't want to be locked in so we looked around. Redink drew up everything, all our changes.. Lots of times. Until we were 100% happy then we paid a 2k to get it professionally drafted. The process before paying the 2k was to get the structure perfect. Now if we wanted to change anything structurally we would have to pay a $650 fee. The 2k is also to get the contracts on the way. Dale made us feel really uncomfortable about paying 3k. We weren't happy with just a rough sketch from the building/sales consultant! Re: Getting detailed drawings before contract 8Aug 18, 2016 2:07 pm Yeah there is a real difference between prelims and construct plans. Our drafter charges about $500 for prelims. And up to $5000 for construction drawings. Thanks very much! And would the landscaper/contractor generally involve the engineer or is that something the client would do? Thanks for your help 2 10022 Peter In NSW your Certifier will have a copy, and the Certifier works for you not the builder. They are your representative so just contact them and ask for a… 6 2772 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16556 |
