Very lucky to have a big land that can fit Wentworth 35. I Love it. Personally, I would make a guest room with ensuite to replace that Home Theater room. Thus I can make it as a bedroom. Powder room has a shower too Yeah I think went33 was referring to yours. We also added a shower to powder, but in our case that reduced the study size. The reason for adding the shower was to use study as a bed, but that reduced the size of the room. haha. Real dilemma. Anyway initially we'll be just using the study as a study, so we'll see how things goes. Then may also increase the size of pantry and laundry in the other side. Also I've been collecting tips from others, especially from the clarandon forum and visited color studio few times. We've also visited the parklea super center and tried to look at the colors we really like. It's always good to see how things look in real life. Do as much as preparation before you attend the color appointment. Also start with adding the really important stuff first which would be harder to do post handover. ie: things like 3rd coat of paint can be done afterwards quite easily. Good luck. Take it home for further changes by email. Why? 1. You will experience (for the fiirst time) the complexity and all your preparation may not valid.. because you receive more info on what can and what cant. 2. Appointment 1 : at Color Studio : - Kitchen : a. If you have U shape, they will propose you some changes due to the corner issue. (I suggest, take it) b. they will ask you to maximise the space between stove and fridge, by replacing wall with Panel (cost about $60 / cm, I think).This one is up to you. I didnt take it because its costly for $60 / cm. c. You have 4 type of benchtop and heaps of cabinet color. You need to know whether you want Matt, Glossy or Poly. - Flooring : a. You will get the most crappy carpet (my view) that I ever seen, hence, I upgrade. b. You can upgrade to laminate or remain as carpet. If you want Tiles, you need to tell them. - Bathroom : They will show what you get. ( I didnt do anything with this, I am happy with all I get from Saphire Packages) - Blinds : I also didnt take any, I do after. - Air Cond : Tricky, but I upgrade to MyAir 5. For more info about Air Cond. Check the "Building with Clarendon" discussion. - Stairs : I didnt do anything with it, but make sure you validate the design. funny design when you have higher ceiling. Tricky part + Hint : Removing internal Gas point = Removing the included SPP for gas point (possible removing Safe Circuit). No replacement or credit given. - Internal : Paint, door handle, etc - External : Facade, color, BASIX Appointment 2 : Electrical - Smart Home : a. Discussing about home security and NBN. You need to understand this, otherwise, well.... you spend more than it should be. b. Make sure you are up to date with technology. - Electrical / lighning : a. Get a copy of included lighning and proposed position of DPP and Lights point. before going to the appointment b. Plan ahead, do you want downlights, more lights or DPP. There is calculation that they will tell you when you are there. Hint : 1 Safe Circuit = 20 Light point or 20 SPP. Hence, calculate and plan prior. If you like more details on electrical and my suggestion, Email me. Appointment 3 : Tiles a. Go to Tile Direct on Sat Morning. Plenty of people there, exchange input and learn from each other. b. Depending on your package, if saphire, 450x450 tiles. c. Upgrade entire ground floor from 450x450 to 600x600, its approx. 10K. (depend on your tile selection, each tile, cost different) Hint : Know your theme and design before going to Tiles. Example : House = Modern / Classic / Warm, Bathroom = Standard / Minimalist design. Tips and Trick : This 3 appointment are connected somehow, best not to finalise on the spot, but take it home and study it further. Sorry its too long, but hope this helps. I wished I could read your post before yesterday. It was a stressful day for us yesterday with colour studio appointment. There were many things they offered us to upgrade although we chose the sapphire package. First we met the colour consultant, we tried to limit as much as we could but still spent 10K for little things. Then, we met Air conditioning guy that costed us 6 K for upgrade. Then, we met the blind lady , she will send email for us for the cost then we make decision.next , we saw the kitchen guy , again he offered many things to upgrade and will email for quotes. We also upgraded the brick and chose topez for main brick and the different one for facade and we paid $360 for different one. We were disappointed about the laudry area as it didn't fit the sapphire laundry tub cabinet. We still have 2 appointments to go: tiles appointment and electrical one. We are waiting for the emails from the blind quote and kitchen upgrade quote. Brick, I didn't do anything, my wife keep saying: "no one paying attention to brick" from outside. Blind, I also not doing it. Laundry area, yes, I did make study smaller, why ? 20 cm does not make lots of different to me. Stairs, I didn't upgrade, Anyway, its still not too late to make changes even after you signed. They still allow you. They are quite flexible on this. Just fyi, always re-read the quote before and after you sign. You also will still need to re-check the design as sometimes they missed out. Its an upgrade to put laminate and out extra money for it. (To me, this is the part that Clarendon marketing was not clear. I was assuming we can choose either Carpet or Laminate as part of promo). Try contact flooring and ask for what you need. Most likely, you are OK especially if you add more. For the shower on the first floor, I was planning to add showet and WIR later at the back of my home theater. I dont like the room looks narrow.
