Browse Forums Building A New House 1 Aug 15, 2016 4:43 pm Does anyone know how long it generally take to get the developer to put up roads, make the land subdivided and make it ready for settlement? I went pass Kimberley estate in Keysborough, VIC couple of days ago and seems like the developer has started leveling out the land. Just want to know roughly how long it will take (that process) to get the lands ready for settlement. Once construction has completed can take about a month to get compliance, 1 month for settlement. Always pays to get time frame off previous stages that title or developers. Example is Our estate started in December and we're now waiting for compliance. Re: Making a land ready for settlememt 3Aug 16, 2016 1:27 pm Thanks for the reply Emmz70. So with your experience you say, to put the roads up, street names and to get the compliance done it will take no less than 6 months? So the vendor cant call for land settlement until its fully complete yeah? Re: Making a land ready for settlememt 5Aug 16, 2016 4:25 pm I'm in NSW but took longer than 6 months... 9 months from when they started excavating to when it was READY, but they wouldn't register the land because the development next to ours wasn't complete yet (and provided the only road access to ours!) so ended up about 11 months from when they actually started developing to settlement... Re: Making a land ready for settlememt 6Aug 17, 2016 9:34 am For VIC there is the SPEAR website that tracks planning applications https://www.spear.land.vic.gov.au/spear ... /Search.do Searching is best done if you know the PS (Plan of subdivision) number for your development stage, otherwise it is a bit of a crap shoot because the only other way to look up untitled listings is by trawling through every planing submission for your council (the responsible authority in that search page). Be aware that when the stage is titled it disappears completely from that website. Use a product like Equisol's Vitalise to clean the deck then coat with a penetrating timber oil.
