They say good things come in threes... 1) I have my amended colour selections paperwork back (no charge for my changes, plus P very kindly allowed for me to supply own feature mosaic tiles in both bathrooms and they will install for me) 2) I have my amended floorplans back with the house flipped. Just need to move the house on the block, and then switch around the front door opening direction, and boom, we're done! Should be great as it will now give me a 5.3m wide garden on the north-facing side of the block, which is what I wanted all along... to take advantage of the northern aspect for recreation and gardening 3) I have my HIA contract! Just sent it off to the lawyers for review, I'm sure it's all totally standard but I've never seen one before so best to have the experts stick their nose in! Woohoo! If I can get it to the mortgage broker mid-next-week then we should be able to settle on the land anytime from mid-February onwards Oh my gosh I am getting so excited! If it's a standard HIA contract the lawyers hopefully shouldn't find any anomalies and you will be charging towards construction before you know it! Sadly, not yet, none of my stage is registered yet. Hopefully within the next 2 weeks... And then 2-3 weeks after that they can transfer titles to us, and then once that's been done we can finally apply for building approvals! The buggers tried to tell me it was going to take 7 working days to review my HIA contract! All because my solicitor has left the firm, and apparently her replacement hasn't started yet. After a very strongly worded email where I reminded them of the 2-day turnaround they promised at the beginning, all of a sudden voila, I had my contract reviewed and returned to me within the hour. Eejits. Honestly. They thought I was happy to just sit there for a week and a half, twiddling my thumbs, holding up finance (and therefore land settlement)? Um yeah nope. So, after one change to the HIA contract, it's now signed and winging its way to my broker for the FHOG application to be submitted. Mortgage guy has everything he needs so just waiting on the FHOG money to come through and then we're sorted for land settlement. Builders have everything (plans, soil tests, contract, colour selections etc) that they need, so they're sending the plans off for estate covenant approval this week. Hopefully that will come through by the end of the month. So exciting, it's all finally coming together! I actually have no idea what's involved, but he did tell me that it only takes 5 business days usually to have the grant paid. Which means, since I have just 6 working days left before settlement day, fingers crossed it all goes through in expected timeframes. *gulp* that's cutting it way finer than I wanted. My mortgage broker is using the FHOG as part of my land settlement, so absolutely nothing whatsoever has occurred yet, including transfer of titles for the block, and he's already applied. I would def look into it and see if you can get it paid now, regardless of who does the application, surely it's allowable to be paid now. The "First draw down" refers to the slab stage payment but it would be awesome if they consider the land settlement as first draw down...
