I've managed to wrangle everyone into a Friday afternoon PCI instead, so it's almost 2 days later, but that's okay, I'd rather they had the extra time and the house was actually ready. Plus, my contracted Practical Completion date was Friday anyway, so they've technically not gone over. Re: Building the Bella with Homes by CMA in North Harbour, S 209Jul 25, 2017 3:40 pm Okay, so my PCI has been rescheduled, they weren't going to be ready for 9am Thursday morning... and they'll have to really pull their fingers out to be ready for 1pm Friday (well for landscaping anyway - nothing has been done yet), but that's when we're doing it now. There is still a bit to be done... Landscaping - gardens and turf, front and back Painting finish off, and feature wall in study Door hardware (both internal and front door) and doorstops Stain front door Aircon install Bathroom bits (towel rails & toilet paper holders etc) Letterbox Clothesline But I guess some/most of that can be done either concurrently, or after PCI, so there's no show-stoppers in there. I have a couple of questions about PCI, and would *LOVE* some input from people who've already done this... I have an independant inspector coming with me, he's checked all of my stages to date and he's picked up on things I wouldn't have known about, so I wouldn't do PCI without him. But there's a few things I know about and I'm not sure whether to defect them or not? 1) WIP - I had asked for them to leave out the 4th shelf on one side of the pantry, and I had 4 powerpoints installed in there, so that I could put my appliances like microwave, toaster, kettle, stand mixer etc all in the WIP (it is not a proper butler's pantry). They didn't leave out the 4th shelf. Would you have them rectify that? Or would you just live with it, and find the powerpoints in there are a waste now, and you have to get the kettle and toaster out of the WIP and into the kitchen every time you want to use them? I guess I can still run the microwave in there with no dramas, but I can't boil a kettle or make toast when there's a shelf above the appliance. And I don't like appliances on the benches it makes them look messy so I wouldn't leave them out. 2) Front fence has been done wrong. Personally, I prefer it the way they've done it... but it is possible that the estate will come knocking and demand it be changed. There was meant to be an L-shaped cutout in the corner of the fenceline, with a garden bed. Like this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Instead they've built the fence at 90 degrees like normal, and actually they've extended the left hand boundary fence straight out about 1.5m further. I'd like to keep it if possible, but if the estate comes hounding me to change it as per their plans, then how much do you think it'd cost me to get it changed to be like how the developers want it? I don't want to wear the cost, but I can't see CMA coming to the party and agreeing to leave it like this if possible and only come back to fix it if the developers demand it... 3) the garden drainage hole thingies. You know, the little grates in the ground that are supposed to run into the stormwater drains. Does anyone check these at PCI to make sure they work and didn't get filled up with dirt or concrete, or the pipe broke etc? Like, would my inspector check them? Or should I? Or does everyone wait until it rains heavily and then see if their back yard floods? 4) How picky do people get about things? Like... I've noticed already that the dimmer switch in the lounge only turns about 90 degrees, and the dimmer switch in the dining room turns about 270 degrees... would you put that down and have it looked at? Or just ignore it and live with it and I'm being far too pretentious? I just don't know how picky is too picky and whether I need to just pretty much walk through making sure there's no holes in walls and everything I've paid for is there? Re: Building the Bella with Homes by CMA in North Harbour, S 210Jul 25, 2017 5:28 pm If the pantry doesn't match up the drawings you signed off on and you don't want it how they've left it tell them to change it. It will annoy you everyday otherwise when you look at those power points as you drag the toaster out to the kitchen thinking of how much better your original set up was. As for the fence maybe contact the developer and see if they have a problem with it and if they are fine get it in writing (or get the builder to chase this up as they stuffed it up). You could also just try to keep quiet about it and hope for the best but if you sign off on it the builder will probably tell you that you have to wear the cost if the developer comes knocking. You should be fussy at the PCI. You've paid good money for your house so shouldn't have to accept substandard workmanship. We picked up on small stuff and our supervisor was happy to get it fixed as it was just small niggly stuff that wasn't hard to fix. It was pitch black so I couldn't see much, except that they'd left the outside lights all on so at least I could see the front. In regard to my PCI items I posted about above, I've decided: 1) WIP - I'm going to ask to have that shelf removed 2) Fence - I'm going to ask them if they will change it only if the estate come back at me to demand it match the plans. Otherwise I will leave it as is 3) garden drain thingies - 1sttimerstoneridge was super smart and suggested I take a bucket and some food colouring with me, and pour blur water down one drain and yellow down another and then go out the front and watch to see if they exit into the guttering 4) I'm going to be picky. If it wouldn't be good enough for their display home, then it won't be good enough for me 29.5 hours to PCI.....
