Browse Forums Building A New House 1 Aug 05, 2016 7:07 pm Hi everyone, I am in the process of buying a house/land package in Melbourne. I have the rough plans of the house. It's not huge as I don't need anything big, and it's not meant to be a long term home, so not investing huge amounts of money. Just wondering if anyone has any suggestions of things to change/add (minor things as I'm on a budget!) before they draw up my plans. Changes I want are already marked (windows, sliding door to ensuite & larger vanity.) Yellow highlighting are power points I want to add. Re: Plan advice please! 2Aug 05, 2016 7:20 pm Hi there, I work for a major project builder in nsw from what I can see try to have 820 doors where possible that can add a big difference, if your having 2700 ceilings upgrade the door hight 2340 including the sliding door and front door... Try and have square set cornice if you can to give the house that more open feel, move your bath to run along the the WC wall to create a more open bathroom, make sure your rear sliding door to the alfresco is as big as possible. Thanks for the help. I have standard ceilings, they were going to charge $9000 for a 17sq house for higher ceilings! Seemed utterly ridiculous! If you can keep in budget I would see what it costs to change the double robe doors for vinyl sliders to maximise the usable floor space in each room. I would leave the bath where it is else it means it leaving a narrow space to walk in if it's adjacent to the toilet wall. It's a 'normal' bathroom layout. I'm a sucker for lots of kitchen bench space so I would wonder what the cost is to make the kitchen U shaped by adding bench and cupboards to join the sides of the meals area, so you can use it as a breakfast bar and more prep space. Great for electric toothbrushes, hairdryers, etc. Savers cluttering up valuable bench space. Consider location of powerpointas for plugging in the vacuum cleaner - an easily accessible point in a hallway so you can plug into without pulling out chairs, etc. I second rasing door heights - it will make your house feel bigger. Thank you! Yes looking at the bathroom I think it's best how it is. The sliding doors to bedrooms will cost $750 for the 2 rooms; I have a chippy in the family who can install them after hand over for me, which I will definitely do! My house plan actually has an extra metre in the meals/kitchen, so I will have about an extra metre of bench along the wall & the island will be slightly longer too, which should give more bench space! It's not a huge space so I don't wan to make it seem closed in if that makes sense? I will see what other options they have for kitchens as I agree there's not that much bench space!
