Carlisle quoted us a whopping amount Go with Mimosa. They have fixed site cost. Re: Life Estate - Point Cook 63Oct 09, 2018 9:47 am sunil295seth Stage 8 just got titled , what site costs did they quote ? we were initially got the quotes from sales for 20k, but in tender, we were charged 35k excluding council and developer requirements. Did you get your site costs? Re: Life Estate - Point Cook 65Nov 08, 2018 12:27 pm Aneetha Any reviews for Henley Homes? Their current inclusions look better but again worrying about site costs, anyone in stage 10 got their site costs? We built with Henley, not in Life Estate though. Our site costs were more like what Porter Davis quoted, they were a bit more realistic. Carlisle quoted us a whopping amount 😰😰 I bought in stage 10 and have 800 fill. The site cost quoted from Carlisle was 35k and 43 by PD after intial soil test. They upgraded the slab to ph2 will 60 sleeves to support the slab. I haven't signed the tender and in limbo. I am after the compaction report as well. It's quite frustrating as wasn't informed anything at the time of initial deposit of land. Re: Life Estate - Point Cook 67Nov 10, 2018 2:31 pm for stage 7 I have paid 30k for site costs from PD with 6 piers Re: Life Estate - Point Cook 71Dec 12, 2018 9:12 am mazum Yet to decide a builder. Site cost varies from builder to builder. I would advise you to go to a few builders and compare the prices. Mimosa does 10k fixed site costs where as other builders are charging in between 20-40k. Saying that Mimosa has limited floor plans and they only do single storey. You can also go with a small custom builder as their charges seems ok. Visit as many display homes as you can, shortlist the floor plans you like, talk to sales agents and then compare the price. Re: Life Estate - Point Cook 73Feb 10, 2019 8:54 am Hello All, Planning to buy a lot in Point Cook and my financial broker has advised me that the Bank might offer a low valuation for the land. My lot is 400 m2 and the price is about $450K. Has anyone recently got a bank valuation done. The land is titling in September 2019 and I am concerned about how much shortfall I have to put out of my pocket. The House + Land will be about $720 K Thanks in advance. Manoj Re: Life Estate - Point Cook 74Feb 10, 2019 9:46 am Probably the bank valuation for land will be between $380K to $430K. manojn Hello All, Planning to buy a lot in Point Cook and my financial broker has advised me that the Bank might offer a low valuation for the land. Manoj In the current market you can buy a very good house for 720k. My advise would be buy something instead of building a new1. Re: Life Estate - Point Cook 76Feb 10, 2019 12:48 pm Hi Mr. Cool4 , I understand your concern about a cooling market, however as a territory, Point Cook and Western Melbourne has had significant positive growth in the last financial year, making shortfall much more manageable on this side of Melbourne. At most you may experience a shortfall at the maximum of $5,000 as the average but you are in a prime location to reap the long term benefit. based off what we are seeing on Suburb profile, you can check it out here https://www.realestate.com.au/neighbourhoods/point%20cook-3030-vic Re: Life Estate - Point Cook 77Feb 10, 2019 2:59 pm Ali-homebuilder Hi Mr. Cool4 , I understand your concern about a cooling market, however as a territory, Point Cook and Western Melbourne has had significant positive growth in the last financial year, making shortfall much more manageable on this side of Melbourne.
