We are looking for a good area with good schools, public transport, restaurants and not more than 40 minutes commute from the CBD. We have been looking at Greenvale Garden Estate (Greenvale), Woodlea (Rockbank), Upper Point Cook (Point Cook) and Trillium Estate (Mickleham). Any advice on the above mentioned areas would be greatly appreciated. Thanks! Plus VLine trains you (almost) always get a seat. When we were looking we drove through our top two preferences but were dismayed to find many houses were literally centimetres from each other with their gutters touching. We only visited the estate we ended up building in because it was where the display home was but we loved the parkland at the entrance to the estate and found the lots were a lot more spacious with clear easements. One street in our estate becomes another estate halfway up and you can literally tell where ours finishes & the other begins by the gaps between houses. Some people might not mind but it was a big deal for us. From a value perspective .. Greenvale would be the premium which is arnd 25 mins, then mickleham around 50k cheaper for another 7-8 minutes further, just next to it is highlands where we've bought which is pretty big estate with lots of options including lake side , going another 7-8 minutes further would be merrifield and 20 to 30k cheaper, I think then comes Wallan which would be cheaper. Lots of current and future developments planned in highlands and merrifield .. Hence it is cheaper to buy there as it is still being developed and there is minimal infrastructure. For schools and restaurants you will need to travel at least 10-15 mins to either Caroline Springs or Melton. These things will eventually be available within the estate as there are some great plans for the area, but it's going to take a while. There is a train station just down the road (vline) but it might take more than 40 mins to cbd. As for upper point cook, as it is adjacent to an existing suburb, you will find schools nearby and there is the point cook town centre which has lots of restaurants/ cafes. However the whole area has been poorly planned in terms of access roads. I know lots of people that live around there and it's a nightmare to get in and out of in peak hour. As for trains, the nearest station is at Williams Landing, so not too far. But the Werribee line is at capacity so you might not get a seat very often or at all.
