I am thinking of deleting the Alfresco which is 20,5 m2. 5x4 Cos currently costing me $5700 to build and can i do this cheaper later. SC must be tearing her hair out... with my changes... but costs of building are going up and of course the builder is going to factor that into my provisional allowances - piering, other site costs... so this house is gonna go up in price. Alfresco is attached to the house with a roof over. with two pillars supporting. It is a sqaure 5x4 And it will have a concrete base. I will put up the new plan. Yes you can build an "add on" type alfresco... but it wont be part of the roofline.

We even went for the 'grande alfresco' at 10K worth! We figured it was important to do because it formed part of the roof line and part of the slab. Sure, it could be added later, but, for us, it was vital to do it with the main construction for 'continuity' and flow.
If you can do it now, then keep it in. You may regret it later when you have a beautiful new house with a tacked on pergola. Henley - Wilshire Mk 3 ... I love my house!! I think there is a place for alfrescos that aren't 'roofed' as part of the house. sometimes I think those that are part of the roof line feel like they are a little dark and feel more like an 'outside room' (I know thats what some people prefer) but I quite like those with a laserlite roof or something like that can actually look really nice if done properly! Even those open/close louvered things they have now too!
I guess it depends on two main things. 1. What side of the house it is on (north, south, east west) and 2. What you plan on doing with it If it is facing west, you might want the extra roof to shade the house... but if it is on the north you may want the extra light in winter? Similarly, if you're using it as an outdoor dining area, then enclosed is good. If it is just somewhere to sit on a saturday afternoon in summer, then an open roof may even be more suitable. In someinstances, depending upon the roofline, it may cost you more to remove it, as roof frame / trusses may need to be redesigned and engineered.

we are currently in the same dilemma as this old thread, so I dragged it up. Anyone who can offer opinions, I'd love to hear them. From what I can tell, my builder is charging me # $4,000 for an alfresco for around 7sqm (yes I know it's small, it's all we could afford!). So I'm thinking this price is high. We feel, we could save this money and put in a better bigger one after handover. in your opinion, is the price high/reasonable/cheap AND how much do you think it would cost us to do a larger area, say 16sqm total. AND, sorry to go on, but I would love to hear from anyone who has an alfresco that they attached themselves (hence, not under roofline) and how they went with that - is it too much to ask for pictures - yes it is too much to ask, but I will anyways!!! Any links to websites that can assist with design ideas would also make me such a happy lady! (well my husband would dispute lady - but that's another story) Annie A thankful person is a happy person. If you are looking to build a more contemporary/modern home i think the way to go is either brick piers or timber framed (and rendered with harditex or similar) and for the roof using openable roofings (ie like the openable stratco roof) Thanks for that, I'm glad you are endorsing what we really can only afford to do anyway! I'd rather spend the $$$ on the living areas for now, get the best bang for my buck there, and look around over a few months for ideas once I've moved in. It sounds like a plan! Since moving in, Apollo and Stratco gave me a quote from $4900 to $5500 for a colorbond roof and post 5w x 5L. Colorbond doesnt look as good as the one at Henley or Metricon. Does anyone know if any builder out there build alfresco similar to the one at Henleys display.
