Spoke to a conveyencer and they said they'd only look at the land contract (reviewing the contract was part of the quote but it didn't say they'd only look at the land contract)

Have passed on copies to the mortgage broker and conveyencer. Going to Ripley tomorrow to go through contracts with sales consultant. There's a few minor things that have to be changed. And one thing I want to make sure is sorted out before I sign is there is a lamp post outside where my place is supposed to be and the sales Consultant said "don't worry, it will be moved by the time you move in" I want to make sure it's in black and white that it will be moved Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building with Ausbuild at Providence Ripley 17Sep 11, 2016 11:16 am Was enquiring about construction stage building inspections and one building inspector said "I could do that but your builder has to have the "Certifier" inspect the stages of construction. The foundations, slab and frame are inspected before concrete is poured and frame sheeted or covered. The final inspection is also done. These inspections are usually supplied in written form from the certifier and engineer." So does my builder have to have an inspection done at all stages? If yes, should i get my own inspection done? The builder said I didn't need it but the QBCC strongly recommends a provision for liquidated damages. What should I do? Re: Building with Ausbuild at Providence Ripley 19Sep 18, 2016 3:05 pm Ours is $1 per day over contract as it works both ways and you would forfeit the same value if the build is completed before the end of the contract. The build inspector is a good idea but we couldn't really afford one. We have stage inspections with the private certifier too. Our land will be registered this December and hoping build will happen soon too. Ausbuild emailed on August 24 to wait for 2-3 weeks for Preliminary Plans to be ready. But no news yet until now. How about yours? Did Ausbuild stick to their time frame? |
