In July last year we decided to bought H&L package from Metricon for a lot in 30 Jardine Drive Edmondson Park. At that time we were told the land was due for registration in December 2015 and we could have our house ready maybe late this year. However from Dec last year, every two months we have been getting update from Metricon that the developer solicitor told them that the land registration is delayed for another two months. Recently got the update that the block won't be registered till October 2016. We are getting so furious as we have been holding back our plan because of this and we're not getting any clarification on what's been causing the delay. Is anyone here also a buyer for the same lot from Metricon ? I bought land March 2015 just off jardine dr. Was told registration was due Jan 2016 and like you every now and again they been extending the date. I highly doubt anyone else has also brought your land unless you haven't done the process correctly, but if you have a solicitor involved and a legal contract you should be fine. It is just the unfortunate joys of buying unregistered land. Everyone goes through it. If you didnt buy at the peak you should be happy with the discounted prices. No one can charge you more than 10% for your land to exchange contract. Even though this is a H&L package the land has to be purchased from existing land owner and Metricon will build the home. As owner of the land has delayed to prepare the land for a long time (1 year+), now Metricon wants to charge me additional 14,250$ for the delay (to build the house) which is because of land owners delay of delivering the land. I am feeling this is not RIGHT, as Metricon is the one sold as H&L package, and they should take accountability of the delay of land registration. Any of you received such email for additional charge? What happens if I buy land from the owner, and build the house with another builder? (May be not an option as I have paid nearly 15k deposit to Metricon, and they may not refund me that money!!) I am so frustrated, if I knew I would not have bought the H&L package from Metricon. I found it so unfair for us. We have been waiting for about 18 months without certainty on the land rego and out of the blue, getting the news they going to increase the price now. I'll talk to my solicitor tomorrow see what best option we have in this situation. I 'll try to fight not paying any penny and might as well start comparing quote from another builder. I noted on councils website that a subdivision certificate was approved on the 21/10/2016. This means that the land should be registered soon. Has anybody else heard anything in relation to when? The latest update From them was last week they said they now have concrete registration date which is in December. Did you get email about price increase? I'm hoping registration happens soon and we can settle before Christmas. It would be an absolute nightmare trying to try settle over the Christmas period. I am planning to build as an owner builder and have had my own custom plans drawn up already. The problem I have is that I need to wait until the land is registered to organise a survey, an engineer and a certifier. I have been going past the subdivision every week and taking photos as evidence just in case the developer tries to delay until after the sunset clause. At least that way I'd be in a position to say that the developer did not to everything reasonably possible to have the lot registered. At this stage I don't think it is going to get to that, but it is cheap insurance. The last 2 weeks I've gone, there have been markings on the ground showing the size of the soil piles which need to be removed prior to subdivision. Those will have to be gone before the subdivision is finalised. I hope this helps. Ps which lot are you in Jayd? It is amazing how so many houses on Foskett Road in the next subdivision have already been built to lock up. I've checked with metricon today in relation to the registration lodgement they said at this stage they can't confirm on anything yet as they're still waiting the response from the developer's solicitor. Yup at least it is progress and we know that the developer has lodged the application.
