We are building a Hampshire 45 with a few modifications. House will end up a bit over 50 in the end.

26 April 2016 - Initial Deposit - $1500
26 June 2016 - Preliminary Contract Signed - $2500
21 July 2016 - Final Contract Signed and 5% Deposit.

Below is our plans as of contract signing, almost correct. Just a few more adjustments for them to make.

Major changes include:
Triple garage, with rear roller door and articulation for the 3rd spot - $21k (was only $17k without the articulation
)
Increased outdoor area - $10k (not right yet, we are going bigger so will cost more)
Removed corner pole to ourdoor room - $5k
Stacker doors - No prices yet since they are not the sizes we want.
2700mm Ground Floor - $10k
2550mm Top Floor - $2.5k
Various extra bulk heads - $2k
Top Floor changes to rooms, WIRs, bathroom, toilet locations - $3.5k
Power room instead of WIL - $1.8k
Delete Bath and have big shower instead - Free
Top floor toilet added vanity cuboards and sink - $1.2k
Front pivot door - $3k (not the correct height yet)

Then there was also a lot of little changes made to various windows, height of doors, added cavity doors, sink to butler pantry, storage under stairs, increased kitchen island etc.

Things still to be changed from plan above
Stacker door from family room to be increased in length
Stacker door to dinning room instead of the 2 windows
Fixed single glass window to family room
Larger Outdoor Room
Remove door and void from WIP
Height of Pivot door to be increased
Width of bulk heads not right in family and sitting rooms

Your home is going to be stunning, all the best with your journey!

M and T, I hope we don't regret it with the WIR. Total over kill, but neither the misses or I wanted to keep the study that was in the original plans. Only time will tell lol.

Yup, I've hassled the SC a few times about it. It better turn up in the next revision of the plans or I'm gonna be super annoyed!
As for fascade, we are going with the Alessi

That's a very nice facade Dulie. Love the floor layout and the changes you made. All the best with the build.
Great floor plan Dulie. Love the facade too.

We're just about to start doing a Liberty 42 - the layout is very similar.

Look forward to following your progress.
Thanks guys.

Forgot to mention it's a KDR. Metricon reckons I need to knock it down by the end of this month or early next. They reckon I won't make the deadlines for council approvals etc if I don't.

I just feel bad for the great tenants that I've had there over the pass year. Oh wells, they knew it was only a matter of time.

Pic of the old.
We're doing KDR too in Sydney. Not sure if it's different here. We had to get our Demo approval and Building approval from council before we could start demolition.

No idea. I'm going to try and get lodge for a Demo Approval tomorrow. I'm just going with the flow, the guys at Metricon just told me it needs to be done lol.
Had my tiles and electricals today... kinda got some super scary prices for the tiles, but eletricals wasn't too bad. I'll share that first.

Total for Electrical : $18419

Details broken down below.

Total for titles: $32056

Didn't really do anything fancy. I picked 3 colours all polished 600x600 Porcelain. And Hexagon thingys for either side of the window splash back.

The costly bit was full height tiling to ceilings in the all the bathrooms. Break down below.

Can you do a rough check that they've calculated it correctly? Metricon double charged us in our initial quote. I made sure I double checked everything and when I calculated the tile cost and the sqm I picked it up the extra $$.
Nar haven't done that yet. It's been a long day, probably have a crack it it soon.
Yep - tiles and electricals are a killer!! I was wrecked after ours.
