We have to stick to a budget and hopefully we can find a builder with no extra costs. Once you get the tender it is fixed. But in saying that I have herd of a few people living in Sydney, that have experienced big delays with Coral due to a shortage of trades. Until you put a deposit you'll not get a fixed cost. They would send an engineer to do that and that $2k is 'payment' which will be part of your deposit. If the area has lots of fill, rocks or easements they probably won't fix site costs until soil testing. Do your homework on your land before you buy, having lots of fill/rocks will push the costs up. You can save thousands on site costs bu selecting the right block. They can vary vastly from builder to builder. I have a 400sqm block with less than 300mm of fall and no easements. For fixed site costs I was quoted: Porter Davis: $16,000 Carlilse: $18,000 Fairhaven: $16,000 Henley: $7,000 Metricon: $12,000 Totally agree with StructuralBIM, swings and roundabouts!! We had a nice big vein of rock running diagonal through our block and luckily didn't run onto their land so I think that def helped their cause.
