Just need some help with understanding timber treads, we are at tender stage and deposit paid with builder A, but due to a few issues we've started getting a quote from another builder (B)
Builder A quote is for Provide Internal open / closed stain grade durian stringers with open durian treads to 1st flight / durian T&G landing / closed durian treads to 2nd flight / durian handrail / 90x90 newels / 16mm stainless steel round balusters. Provisional sum allowance $7000
Builder B
Provide a standard Staircase to the Trinity Lux Q1 House type to suit 2590mm ceiling height. Specifications as follows:
- Closed tread staircase.
- Cover grade finish to treads & risers of upper flight. Price excludes actual carpet.
- Stain grade finish to treads & risers of lower flight including landing area. - Stain grade stringers.
- Stain grain newel post.
- Stain grade handrail and cap to upper floor stairwell wall.
- Glass balustrade with stain grade shoe rail
- Provide Stain Grade Timber Treads Upgrade to Staircase (upgrade cost $2800)
Obviously there is a pretty big price difference there.. I told both builders that I just want timber tread stairs - no carpet. I don't quite know what I should be asking for..
