Have just spent the last few hours reading some of the other Glendale posts, so decided to start my own thread to document the experience. We paid our initial deposit around 4 weeks back on a LE Glendale 45. Not excited about the admin phase - our SC is showing himself to be slack already. We are STILL waiting on a siting plan, never mind a time line for preliminary contracts etc. I've decided to give him a call and/or email today to start lighting a fire under his ***. I'm not prepared to spend 9-12 months in admin. Our land is due to title by January/February 2017 and I want this doneand dusted ASAP so I can focus on my family (3.5 year old and 5.5 month girls). We've been putting together our list of variations and then adjusting as we go to try keep some control on the budget. I was curious about the kitchen appliance bench comments made by others (in particular referring to the length and/or the addition of an appliance tower) so have made hubby drive to Mernda display today. Thanks to some other posts on this forum, we noticed there is no internal door between the house / garage on the LE ... Like come on? That's just silly! Lol So I tried calling our Sales Consultant on the off chance he was working and he answered!! Wahoo!! I explained we wanted to compare the 45 LE to the standard and he agreed to email through the plans for us to check out. He did warn us that changing to the standard will cost us more money and it would have a different promotion. When we first started checking out the Glendale, we got pricing for the standard 45 so we knew there was a price difference. When we first signed up and paid our $1k deposit, the SC said it would lock in the prices/promos available at that time. When I reminded the SC of this, he was hesitant advising he would have to check it out and get back to us. I also asked about the process as we weren't really told anything when we paid our deposit. According to our SC, there is no preliminary contract. He reckons we do an estimate, we sign this and head to Studio M and after this visit we get a contract. Very different to how it was when we built before, but we shall see. Anyone reckon we will run into drama changing back to standard 45 with June prices/promos? I've got to call him tomorrow to let him know. Best of luck during admin phase they have been terrible this year due to the earlier promotions they had and the large amount of customers they couldn't cater for I reckon it should be an easy swap as you've only paid the 1k. We did our preliminary before studio so I don't know what your SC is talking about. He sounds hopeless to me already. You'll most probably have to lose old promotions and start with current one but I'd try and negotiate that!!! If I can recall After your 1k your supposed to pay 4K before moving onto preliminary The advantage you have are these forums that will help you with your choices and avoid all those wasted variation costs. Wish you all the best!!! But just walk if your unhappy because you've only invested 1k. That's my 2 cents worth. He didn't seem pleased, which is funny given we've not received anything from Metricon for them to 're-do' as such. When asked about honoring price and promos from when we signed up, he said it should be ok but he is meeting with his manager today so will ask. The SC did promise me he would spend the afternoon working on our new estimate and that I would have something this evening (we've not even got our siting plan yet). 508pm and still nothing ... Our SC estimated $20k to spend at Studio M. Not sure if that's generous or not. I'm very mindful of the electrical stuff .... how do you know what's enough? That was in early April. Till early July, CSC called us to introduce herself and arrange colour appointment. When I asked for the final siting and structural mark out changes, I was shocked to know that technical team just starting to review it. The siting that was done by the technical team was wrong too. The front, side and rear setback is either too much or too little. It's not according to the developer requirements. I need to reduce the overall house length by 360mm in order for the siting to be within the envelope. During initial siting advise by technical team, everything is okay. Due to this issue, I need to forgo the Peninsula Facade to Aspire facade just to cater the front and rear setback. Now, the SC told us that we will be going through preliminary contract to review all changes prior final contact. It will take another 3 to 4 weeks for this process. CSC also inform us that colour appointment will be cancel and re-establish after preliminary contract. Haha When I asked if they were honouring the prices/promos from when we paid our deposit (he was to check with his manager yesterday), he claims he hasn't been able to speak with the manager as they've been playing phone tag. Lol He said not to worry, he will look after us to which I pointed out he probably needs the managers ok on the promos before doing our new estimate as otherwise it will be just wasting his time if it's not got all we want. He is emailing through the estimate and siting and wants it signed and returned tomorrow. HAHAHAHAHAHAHAHA Funny guy! He has told me I can still change things at Studio M, but once I sign the estimate I can't change anything structural.
