Make sure you get temp fencing and secure the site asap. Are you at lock up yet? Yup we're at lock up. We're about 3/4 of the way through the build. Flooring, some tiling & toilets/ tapwear was all the was left to do. Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 85Mar 01, 2017 5:51 am aloenyx Sorry to hear!! Thanks for the tip! Ill check out that thread! Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 86Mar 01, 2017 6:41 am I have only just come across your thread and I am so sorry to hear this news! There are so many unfinished houses out this way from other builders going through this! Something needs to be done to further pretect people buying their first homes Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 87Mar 01, 2017 9:17 am Sorry to hear your news - we went through the same thing with Ashford in October last year. We are now back on site with a new builder as of start of Feb. My tips, if you want them, from our experience. - change all the door locks asap and you will have the keys. Keep the receipt to claim on the insurance. - you will eventually get a 'pack' from the liquidators which will include the Watersun office file, which will include documents you will need later on, and things like the window keys. - contact the temp fence company and arrange to pay it (from now, not what they are owed. If they want you to pay what's owed first, get them to pick it up and arrange new fence with another company). Keep the receipt for the fence - you can claim on insurance. - put up a sign to say that it is no longer a Watersun build and anyone owed money need to contact the liquidators - get an independent building inspection done - its called a Defect and Incomplete report. About $700.00. You will need to pay for this and you can't claim it back on insurance. However, our report has been invaluable in respect to picking up issues and detailing what else needs to be done to finish. We used New Home Inspections. Go through the report yourself and make sure it includes everything left to be done. - When you have the report you can start ringing around and trying to find a new builder. Make sure you give them a copy of the above report for when they do their quote. Get at least two quotes (the insurance company will need to be able to compare them). Hope that this helps. There are a few other things to do like writing to the liquidators, the surveyors etc but the insurance company should be able to direct you with what you need to do there. If not PM me and I could potentially email you copies of the letters I sent so you can see what was in them. OH, and most importantly (sorry) - the builders insurance for the actual building is no longer valid (not the insurance you are claiming on, the insurance which covers the build in case of damage etc). You will need to arrange your own insurance. A lot of people don't realise this and their houses sit completely uninsured, which is dangerous as it would not be covered if it is damaged, vandalised, burnt down etc. You can't yet take out 'building and contents' cover as the build isn't complete. It is actually really hard insurance to get; only one insurer will do it. I would suggest you contact: MBA Insurance Services - 03 8673 0377 and ask them to help. They are the only ones who could help me. The insurance is expensive (ours was $2,000.00) and you have to pay for twelve months upfront but it is claimable on the other insurance, and your house is covered. Also, if you are renting, and as a result of the builder going under, you are going to go past the end date of the contract, you can claim up to two month's rent on the insurance - keep this in mind when the assessor comes out and talk to them about it. Sorry if that's all over the place, I just wrote things down as I remembered it. Let me know if you have any questions; if I think of anything else I will come back to you. Thank you thank you thank you THANK YOU!!! You have no idea how much this helps - I really appreciate you taking the time to post this for me - to the point I am almost crying with happiness right now. We had thought of the fencing and locks but hadnt even thought of insurance. We are renting and didnt know about the rent thing either. I am sure I will think of questions so I might PM you at a later stage if thats ok? Again, THANK YOU! Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 89Mar 01, 2017 9:38 am That's ok, I just remember feeling really lost for a bit - there aren't really any guides as to what to do. Happy to help if I can. The assessor himself told me about the rent lol. Feel free to PM me. It is really crappy to go through, just try and think that everything happens for a reason - we consider our experience a blessing in disguise as the inspection picked up a few defects which will now get fixed as part of the end of the build rather than later on after we had moved in. We are also much happier with our new builder, hopefully it will be the same for you. The insurance company - is it the VMIA? - their 'process' thing says you have to wait to get quotes until after the assessment. Don't wait. Definitely lodge the insurance claim, but get the independent inspection done asap, give a copy to the assessor, and then start getting quotes off of the report - getting the quotes can be a timely process. Also try and find your original 'selection' document for all of your fittings etc as the new builders will need them to be able to quote properly. That's the beauty of this forum..... the valuable information you have shared will help not only Wickie... I thought if the house is in lock-up stage, it is safe but makes sense to change locks because the tradies might still got the keys.... Valuable info on what can be claimed through insurance... Wickie, I really hope you will find a solution/ a new builder soon and finish building your beautiful house... Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 92Mar 01, 2017 3:34 pm My heart goes out to you Wickie. So close to being finished! Not knowing where to go or who to get in touch with. Thank goodness for Tash. Someone who is going through the same thing and extremely useful information. Tash what a beautiful women you are to take the time to share your experience. I wish you both the very best... Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 93Mar 03, 2017 1:51 pm Well what a crazy few days it has been! Thanks to the amazing TashPaul I have been able to sort a few things. We have an incomplete inspection booked in for next week and have had the locks changed yesterday. I've heard a rumour from a friend whose hubby works in the industry that tradies are breaking in to houses and clearing out what they can. I feel for them but I feel for us more (selfish I know!) We put a sign up saying it was no longer a watersun property and have taken the tiles etc that were there (that we need to finish the bathroom.) I've called MBA for an insurance quote and they will get back to me. I've spoken to the administrator who said they are hoping to find another company to take over the contracts. I've hear rumours that Simonds were interested but that's just a rumour. For now we are listed as an unsecured creditor. We are getting info sent out to us in the next couple days and they are hoping to have more info within 2 - 3 weeks. It sucks because we were soo close to being finished. I can't help but think that if our land settling wasnt delayed by 6 months we would have been in now! BUT then I remember I really REALLY hated the carpet we picked so maybe this is a good thing cos I will be able to change the carpet! Gotta find the rainbow in every storm I guess! Lastly I just want to say thank you for your kinds words everyone! It means a lot! We know there are a lot of others in worse situations than us so just gotta roll with it I guess! Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 95Mar 03, 2017 3:16 pm Thanks guys the info is helping me I have organised someone to come out to change the keys, so I keep the receipt and claim it with insurance, MBA insurance I ll ring them as well for the quote what else needs to be done, I am in Cloverton. Please let me know of any progress, I got the forms from the administrators for their meeting on March 10. Please let me know if I can make any changes with the help of Independent Inspector as they will come out to do the incomplete works inspection, I have PM'd both TashPaul and Wickie please guys respond What steps do I need to take as I need to make my days useful when sitting and going thru this mess that has come up at the last moment as I was going to move in by March End. Thanks Re: Our Watersun Build - Kent 27 - Bricks and Plaster! 96Mar 03, 2017 6:21 pm wickie Well what a crazy few days it has been! Must be so stressful going though something like that, but so great to see the kindness and fantastic help from Tash, would make such a stressful time that much easier to navigate. Hope everything gets resolved without too much issue and the build quickly get finished. Mr Wickie pointed out that they have about 10 different display home locations, some with 2 or 3 houses in each location so surely they would sell those to recoup some of the money? Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17518 of course there are legal avenues. You've already mentioned it. Sue them.
