It really depends on council, the cost and the size of your decking etc. Ours is going to be somewhat large, 5.5mx17m long, over several levels and about 8 steps. It will be over the concreted area of the alfresco, but also out to the side, and also out into the 'yard' space (we have a large sloping backyard). We had to get proper plans and elevations drawn up etc and get the permit. If you are just decking over the concreted alfresco area you probably wouldn't need a permit, I really don't know (though obviously check with the council and anyone who comes to quote the work). We are now back on site with a new builder as of start of Feb. My tips, if you want them, from our experience. - change all the door locks asap and you will have the keys. Keep the receipt to claim on the insurance. - you will eventually get a 'pack' from the liquidators which will include the Watersun office file, which will include documents you will need later on, and things like the window keys. - contact the temp fence company and arrange to pay it (from now, not what they are owed. If they want you to pay what's owed first, get them to pick it up and arrange new fence with another company). Keep the receipt for the fence - you can claim on insurance. - put up a sign to say that it is no longer a Watersun build and anyone owed money need to contact the liquidators - get an independent building inspection done - its called a Defect and Incomplete report. About $700.00. You will need to pay for this and you can't claim it back on insurance. However, our report has been invaluable in respect to picking up issues and detailing what else needs to be done to finish. We used New Home Inspections. Go through the report yourself and make sure it includes everything left to be done. - When you have the report you can start ringing around and trying to find a new builder. Make sure you give them a copy of the above report for when they do their quote. Get at least two quotes (the insurance company will need to be able to compare them). Hope that this helps. There are a few other things to do like writing to the liquidators, the surveyors etc but the insurance company should be able to direct you with what you need to do there. If not PM me and I could potentially email you copies of the letters I sent so you can see what was in them. OH, and most importantly (sorry) - the builders insurance for the actual building is no longer valid (not the insurance you are claiming on, the insurance which covers the build in case of damage etc). You will need to arrange your own insurance. A lot of people don't realise this and their houses sit completely uninsured, which is dangerous as it would not be covered if it is damaged, vandalised, burnt down etc. You can't yet take out 'building and contents' cover as the build isn't complete. It is actually really hard insurance to get; only one insurer will do it. I would suggest you contact: MBA Insurance Services - 03 8673 0377 and ask them to help. They are the only ones who could help me. The insurance is expensive (ours was $2,000.00) and you have to pay for twelve months upfront but it is claimable on the other insurance, and your house is covered. Also, if you are renting, and as a result of the builder going under, you are going to go past the end date of the contract, you can claim up to two month's rent on the insurance - keep this in mind when the assessor comes out and talk to them about it.
